TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated April 28, 2005, and duly recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed of Trust Book 1041, at Page 38, Joshua Adam Mitchell did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Mercer County Courthouse, in Princeton, West Virginia, on Wednesday, April 1, 2015, at 12:00 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Princeton District, Mercer County, West Virginia, and more particularly described as follows: “All that certain lot or parcel of land, situate in the City of Princeton, Mercer County, West Virginia, being Lot No. 10 as designated on the Map of Frederick Court Addition to the City of Princeton, West Virginia, which map is attached to a deed from E. H. Bay and wife, to Ruby K. Gott, dated November 26, 1945, and of record in the Office of the Clerk of the County Court of Mercer County, West Virginia, in Deed Book No. 276, at Page 475”, said Lot being more particularly bounded and described as follows: “Said Lot No. 10 fronts 60 feet on the north side of Frederick Court (Street) and extends back therefrom in a northern direction between parallel lines and perpendicular to said Street to an elly, and being 74.55 feet on the east side of said lot and 69.90 feet on the west side of same and borders on said alley 60.20 feet.” At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 112 Frederick Court, Princeton, WV 24740-2519. AND BEING the same real estate which was conveyed to Joshua Adam Mitchell, by Deed dated March 23, 2005, from Walter T. Anders by Todd Blair Anders, his Attorney-in-Fact, and recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed Book 881, at Page 240. The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
