NOTICE OF SALE UNDER
DEED OF TRUST
Under authority of a certain Deed of Trust from Jeanie D. Cole and Arlene Davis, dated the 26th day of October, 2007 to John Leo Bridi and James G. Anderson III, Trustees, recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Book 5029, at page 2104; default having been made in the payment of the obligation secured by said Deed of Trust and sale having been requested in writing by the holder of the obligation secured; and A. David Abrams, Jr. having been substituted as Trustee under a Notice of Appointment of Substitute Trustee dated January 3, 2019 and recorded in the County Clerk’s Office in Book 5068, at Page 9327 the undersigned will offer for sale at the front door of the Courthouse of Raleigh County, Beckley, West Virginia, at 9:30 a.m. on Friday, March 15, 2019, that certain real estate conveyed by said Deed of Trust as described on the Exhibit A attached hereto and made a part hereof.

EXHIBIT A TO NOTICE OF SALE
UNDER DEED OF TRUST

The following described lots of surface land, together with any appurtenances thereunto belonging, situate near the City of Beckley, Town District, Raleigh County, West Virginia, and being Lots Nos. 30 and 32 of the Beckley View Addition to the City of Beckley, as shown on a plat or map thereof, which said map or plat is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Map Book No. 7, at Page 6, to which map or plat reference is here made for a specific description by metes and bounds of the said lots hereby conveyed.
This being the same property conveyed to Jeanie Cole and Arlene Davis from Nathan H. Wasser, Substitute Trustee, by deed dated October 25, 2007, and recorded in the Raleigh County Clerk’s Office in Book 5029, at Page 2012.

And being the same property heretofore acquired by Jeanie D. Cole and Arlene Davis, by Trustee’s Deed dated the 25th day of October, 2007, Nathan H. Wasser, Substitute Trustee and which Trustee’s Deed is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia in Book 5029, at page 2102.
The above described real estate will be conveyed by the undersigned to the purchaser by deed without warranty of any kind, express or implied, and made subject to all property taxes, prior liens, including any liens for sewer service assessed by any municipality or public service district, reservations, encumbrances, restrictions, right of way, easements, covenants, conveyances and conditions of record in said Clerk’s Office and affecting the subject property.
The subject property will be sold in AS IS condition. The undersigned shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS OF SALE
Cash in hand on day of sale. The above-described real estate will be sold by the undersigned by auction to the highest bidder subject to the right of the undersigned to reject all bids if in his opinion they are inadequate. The owner of the indebtedness secured by the above described deed of trust and the owner of any other interest in the property to be sold shall have the right to bid.

CONTINUANCE –
ADJOURNMENT OF SALE
The undersigned reserves the right to continue the sale, or to adjourn the sale, for a time, or from time to time, without further notice than announcement of the time and the place of sale as hereinabove set forth for any continuance or adjournment thereof.
