UNDER DEED OF TRUST
Under authority of a certain Deed of Trust dated July 31, 2018, conveyed and given from Massey Development Corporation to Erwin L. Conrad and Jamison T. Conrad, Trustees (either of whom are independent of the other) recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Trust Deed Book 5068 at Page 185, default having been made and the payment of the obligation secured by said Trust Deed and upon the debtors cure said default upon notice and upon sale being requested in writing by the holder of the obligation secured; the undersigned Trustee or his agent and attorney will offer for sale at the front door of the courthouse of Raleigh County, Beckley, West Virginia, at 10:00 a.m., on Thursday, December 4, 2025. That certain real estate conveyed by the Deed of Trust as herein below described and set forth.

The following described tracts or parcels of land, together with any improvements thereon, rights incidental thereto, and any appurtenances thereunto belonging, situate near the waters of Cranberry Creek in Town District of Raleigh County, West Virginia, located at 4679 Robert C. Byrd Drive in or near the City of Beckley and said tract being a partitioned and reconfigured tract, bounded and more particularly described as follows, to wit:

S 35° 21' 15" E 30.10' TO THE POINT OF BEGINNING, CONTAINING 0.136 ACRES, MORE OR LESS, AS SURVEYED BY ESI SERVICES, INC., BECKLEY, WEST VIRGINIA.

And being Tract No. 3 (herein called Tract 3) shown on said map entitled "Plat of Resurvey & Partition Survey" prepared for Martha Jane Atha dated November 5, 2015, by ESI Services Inc. and annexed hereto and to which reference is here made for a more particular description of the tract hereby conveyed which was conveyed first party by Donna Atha Lucas by Deed dated July 31, 2018 to be recorded immediately prior to the recordation of the Trust Deed.

And being the same tract which was conveyed to Massey Development Corporation by Donna Atha Lucas by her Deed dated July 31, 2018, as recorded in the Office of the Clerk of the Raleigh County Commission in Deed Book 5068 at Page 184.

The above-described real estate will be conveyed by the undersigned Trustee to the purchaser by Deed Without Warranty of any kind, express or implied, made subject to our property taxes, prior liens, including any liens for sewer service assessed by any municipality or public service district, reservations, encumbrances, restrictions, rights of way, easements, covenants, conveyances and conditions of record in said Clerk's Office and affecting the subject property.

The subject property will be sold in AS IS condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS OF SALE:
Cash in hand on day of sale.
The above-described real estate will be sold by the undersigned Trustee or his agents by auction to the highest bidder subject to the right of the Trustee to reject any or all bids if, in his opinion, they are inadequate. The owner of the indebtedness secured by the above-described Deed of Trust and the owner of any other interest in the property to be sold shall have the right to bid.

CONTINUANCE-AJOURNMENT OF SALE:
The undersigned reserves the right to continue the sale, or to adjourn the sale, for a time, or from time to time, without further notice than announcement at the time and place of the sale as herein before set forth for any continuance or adjournment thereof.
