NOTICE OF SUBSTITUTE TRUSTEE SALE

 

WHEREAS, By virtue of a trust deed dated September 1, 2009 made by Robert L. Hopkins and Felicia A. Hopkins, to David G. Palmer or Christina J. Palmer, Trustees, of record in the office of the Clerk of the County Commission of Wood County, West Virginia, in Lien Book 1569, Page 863, said Trustees were empowered to sell the hereinafter described real estate pursuant to the terms and conditions set out in said deed of trust; and

WHEREAS, the said Substitute Trustee having been substituted by an Appointment of Substitute Trustee, dated July 6, 2015, recorded July 9, 2015, of record in the aforesaid Clerk√°s Office in Lien Book 1877, page 808, executed by Michael L. Allen, ExVP and Traders Division President, on behalf of said bank and the undersigned trustee, Kimberly A. Wright, having been appointed as Substitute Trustee thereunder by said Appointment of Substitute Trustee, and the grantors of the deed of trust having defaulted in the payment of a note secured thereby and the undersigned Trustee having been directed by the holder of the note to sell the real estate securing said note, I will sell at public auction on August 19, 2015, commencing at 11:30 A.M. at the front door of the Courthouse (facing the Judicial Annex) situate in the City of Parkersburg, Wood County, West Virginia, the following described real estate, to-wit:

 

All that certain lot, tract or parcel of real estate situate, lying and being in the City of Vienna, Wood County, West Virginia, more particularly described as follows:

 

Being all of Lot No. Four (4) of DiBetta-Beall Subdivision No. 1, a plat of which is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia in Plat Book 16, at page 21, to which plat reference is here made and had for a more particular description of said lot.

 

The real estate herein described is the same real estate as conveyed unto Robert Hopkins and Felicia Ann Hopkins, husband and wife, by Steven L. Spencer and Donna Spencer, by deed dated August 27, 2009, of record in the office of the Clerk of the County Commission of Wood County, West Virginia in Deed Book 1144, page 604.

The above described real estate is subject to a right of way for a sanitary sewer line owned by the City of Vienna, which sanitary sewer is shown on the above plat.

 

This sale is made subject to all oil, gas and other mineral reservations and sales as made by predecessors in the chain of title and to all valid existing rights of way and easement appearing of record.

This sale is made subject to all unpaid real estate taxes.

The undersigned Trustee reserved the right to adjourn the sale from time to time by oral proclamation or other announcement at the aforesaid place of sale.
