NOTICE OF TRUSTEE SALE OF VALUABLE REAL ESTATE Pursuant to the authority vested in the undersigned by deed of trust dated the 30th day of August, 2007, signed by Justin R. Wright, an unmarried man, to Richard A. Pill and David D. Pill, Trustees, which said deed of trust is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Trust Deed Book 5028, at page 4425 and Golden & Amos, PLLC, Trustee having been requested so to do by the Secured Creditor, and default having been made under the terms and conditions of said deed of trust, and the provisions in said deed of trust concerning acceleration having been complied with by the Secured Creditor and present holder of the note, said Trustee will sell at public auction at 3:00 o’clock, p.m. on the 9TH DAY OF JUNE 2015 at the front doors of the Courthouse in Raleigh County in Beckley, West Virginia the following described real estate: Being the surface of that certain parcel of land located in the Town of Crab Orchard, Town District, Raleigh County, West Virginia, being PART OF LOT NO. THIRTEEN (13), SECTION THREE (3) of the SUNRISE ADDITION, said part of Lot No. 13 being more particularly bounded and described as follows: Beginning at a metal corner fence post in the west line of Fourth Street, point being common corner to Lots Nos. 12 and 13; thence leave Lot No. 12 and with Fourth Street, S 25 degrees 05′ E for 63.37 feet to a set iron pipe; thence leave Fourth Street and with a line through Lot No. 13 with a line 11.63 feet parallel to and north of the dividing line of Lots Nos. 13 and 14, S 64 degrees 55′ W 175.00 feet to a steel pin in line of Lot No. 5; thence with the dividing line of Lots Nos. 5 and 13, N 25 degrees 05′ W 63.37 feet to a set iron pipe, point being a common corner to Lots Nos. 4, 5, 12 and 13; thence leave Lots Nos. 4 and 5 and with the dividing line of Lots Nos. 12 and 13, N 64 degrees 55′ E 175.00 feet to the beginning, containing 11,090 square feet, as surveyed by Dennis J. Lilly of Beckley, West Virginia, Land Surveyor License No. 256 and shown on a map entitled “Property Showing Part of Lot No. 13, Section 3 of the Sunrise Addition” dated April 11, 1992. It is the intention of this notice to sell the secured property by proper description as was intended to be transferred and conveyed in the aforesaid deed of trust. The above described real estate is reported to have a mailing address of: 151 Celestial Street Crab Orchard, West Virginia 25827 TERMS OF SALE: Cash in hand on day of sale or within 30 days of date of sale upon terms to be agreed upon between Trustee and successful bidder, time being of the essence; payment for unpaid real estate taxes to be assumed by the purchaser. The Trustee does not warrant title or fitness to this property; it is being purchased as is; this is a buyer beware sale and any buyer is advised to retain counsel before the sale. If there is any part of the process of sale which is found to be objectionable, the Trustee reserves the right to cancel the sale. No purchaser should take possession or make improvements in the premises until the Trustee deed is delivered or recorded. A third party purchaser at sale will be required to pay the purchase price plus all recording and transfer fees. Trustee at sale is under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
