NOTICE OF PUBLIC HEARING

Notice is hereby given that a public hearing will be held on Tuesday, June 21, 2016 at 7:00 p.m. in the Charles Town City Hall Conference Room, 101 E. Washington Street, Charles Town, WV by the City of Charles Town Board of Zoning Appeals on the following matter:

Docket # BA 2016-0001: Variance. The applicant, Mohammed Ghuman has requested a variance from Table 1324.06B, Standards for Permanent Signs in the NC and OT-MUC Zoning Districts of the Charles Town Zoning Ordinance for replacing the logo on Towne Mart II located at 222 North George Street. The property is zoned Old Town Mixed Use Commercial. The requirements for signs in this district are only one ground mounted sign is permitted for the lot, and no sign shall be erected in the public-right-of-way, or within five (5) feet of the public-right-of-way. Applicant is proposing to retain existing freestanding sign and be within five (5) feet of the public-right-of-way.

Docket # BA 2016-0002: Variance. The applicants, Bao Gui Lin and Sen Lin, have requested a variance from Table 1324.06B, Standards for Permanent Signs in NC and OT-MUC Zoning Districts of the Charles Town Zoning Ordinance for the logo on Panda Garden located at 1189 South George Street. The property is zoned Neighborhood Commercial. In this district, only one wall sign or one projecting sign is permitted. Applicant is requesting to retain existing wall and projecting sign. A projecting sign is permitted up to 6 square feet and applicant is requesting to maintain the existing projecting is 12 square foot.

Docket # BA 2016-0003: Variance. The applicant, 7 Eleven has requested a variance from Section 1324(C)(2) Supplemental Regulations Automobile Service Stations of the Charles Town Zoning Ordinance for gas pumps that encroach the setbacks by one foot. The property is zoned Neighborhood Commercial. The setback requirements for gasoline pumps is fifteen feet from the Lot line.
