NOTICE OF TRUSTEE SALE OF VALUABLE REAL ESTATE
Pursuant to the authority vested in the undersigned by deed of trust dated the 20th day of December 2011, signed by Evelyn Hopper, a single woman, to Patrick W. Bryan, Trustee, which said deed of trust is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Trust Deed Book 1682, at page 364, and Golden & Amos, PLLC, Trustee having been requested so to do by the Secured Creditor, and default having been made under the terms and conditions of said deed of trust, and the provisions in said deed of trust concerning acceleration having been complied with by the Secured Creditor and present holder of the note, said Trustee will sell at public auction at 11:30 o’clock A.M. on the
24th day of APRIL 2017
at the front doors of the Courthouse in Wood County in Parkersburg, West Virginia the following described real estate:
Situate in the City of Parkersburg, County of Wood and the State of West Virginia, more particularly bounded and described as follows, to wit: BEGINNING at an iron rod (found) in the southerly right of way line of Packard Court, said iron rod being the northwesterly corner of B.M. Sheridan (Deed Book 1056, page 623); thence with the interior of Lot No. 14 of Packard Square, Phase II (Plat Book 24, Page 67) the westerly line of said B.M. Sheridan S. 22 degrees 55’ E. 65.57 feet to an iron rod (found) in the northerly line of Lot No. 17 of Packard Square, Phase I (Plat Book 23, Page 45); thence with the northerly line of said Lot 17 N. 70 degrees 00’ W. 17.48 feet to an iron rod (found) a corner of revised Lot No. 18 (reference Deed Book 1032, page 808); thence with the easterly line of said revised Lot No. 18 N. 20 degrees 00’ E. 32.16 feet to an iron rod (found); thence with the northerly line of said revised Lot No. 18 N. 70 degrees 00’ W. 49.87 feet to an iron rod (set); thence with the interior of Lot No. 13 of said Packard Square, Phase II N. 20 degrees E. 33.32 feet to an iron rod (set) in the southerly right of way line of said Packard Court; thence with the southerly right of way line of said Packard Court S. 70 degrees 00’ E. 70.69 feet to the point of beginning and containing 2,916 square feet more or less, as shown on the attached survey by James Debrular, which is recorded in Deed Book 1076 at page 707.
BEING part of Lot Nos. 13 and 14 Packard Square, Phase II, as shown on Plat Book 24, Page 67.
This conveyance is made subject to all easements, rights of way, restrictions, reservations and protective covenants, including but not limited to all oil, gas and mineral exceptions, reservations and leases, appearing in the chain of title.
Also conveying any and all appurtenant easements and in particular those easements of record in Deed Book 1089 at page 549 and Deed Book 1089 at page 552.
It is the intention of this notice to sell the secured property by proper description as was intended to be transferred and conveyed in the aforesaid deed of trust.

TERMS OF SALE: Cash in hand on day of sale or within 30 days of date of sale upon terms to be agreed upon between Trustee and successful bidder, time being of the essence; payment for unpaid real estate taxes to be assumed by the purchaser. The Trustee does not warrant title or fitness to this property; it is being purchased as is; this is a buyer beware sale and any buyer is advised to retain counsel before the sale. If there is any part of the process of sale which is found to be objectionable, the Trustee reserves the right to cancel the sale. No purchaser should take possession or make improvements in the premises until the Trustee deed is delivered or recorded. A third party purchaser at sale will be required to pay the purchase price plus all recording and transfer fees.
Trustee at sale is under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
The party(ies) secured by the Deed of Trust reserve the right to purchase the property at such sale. If the purchaser at sale is unable to complete the terms of purchase within 30 days, the Trustee reserves the right to transfer the property to the next highest bidder.
Any sale hereunder may be adjourned from time to time without any notice other than oral proclamation at the time and place appointed for this sale or by posting of a notice of same. Should the Trustee not appear at the time appointed for the sale and there is no notice posted of a continuance please contact the office of the Trustee to make further inquiry. Any sale may be conducted or adjourned by the designated agent or attorney of the Trustee. The undersigned is fully vested with the authority to sell said property as Trustee by instrument of record.
