PUBLIC HEARING
NOTICE

In accordance with Chapter 8A, Article 5, Section 8 of the Code of West Virginia 2004, as amended, the Berkeley County Planning Commission will hold a public hearing to consider the public comments on the following projects:

REQUEST FOR FINAL PLAT APPROVAL:
Pebble Ridge, Section 5, Phase 3F: The property is located at the terminus of Duckwoods Lane; approximately 2000 feet west from Ridge Road South (WV CR 4). This phase proposes 20 residential lots, on 12.34 acres. Lots 43 & 161-163 are to be served by private well and public sewer and lots 35-42, 136, 160 & 195-200 are to be served by public water and sewer. File #2105-174

REQUEST FOR WAIVER:
Owens Self-Storage:
The site is located on
Williamsport Pike (US Rt. 11), north of Grade Road (WV Rt. 1). The developer is requesting a waiver to Section 801.1.10, of the Subdivision Ordinance (2009), requiring all
driveways, which provide ingress and egress to off-street parking areas,
to be paved.

Butler’s Crossing
Commercial: The site is located on Winchester Avenue (US Rt. 11) and Gerrardstown Road, in the Mill Creek District. The developer is requesting a waiver to Section 503.B, Table 5-2, of the
Subdivision Ordinance (2009), requiring a 5′ side
setback.

REQUEST FOR MAJOR PLAN CHANGE: Meadows at Riverside: The site is located on the west side of Broad Lane (WV Rt. 11/2) between Tenderheart Lane and Narrow Lane, in the
Falling Waters District. The Major Plan
Change proposes 261

73 acres, to be served by public water and sewer.

Butler’s Crossing
Commercial – Outparcel 5 tied to #2109-328:
The site is located at the southwest corner of
Middleway Pike (WV
Rt. 51) and Sophronia Boulevard (traffic circle),
in the Mill Creek District. The developer is requesting a waiver to Section 801, Table 8-1B, Category 15 “restaurant with drive through”, of the Subdivision Ordinance (2009), to provide parking based on Category 16.b
“general retail”.

The PUBLIC HEARING will be held on Tuesday, January 18, 2022, in the Planning Commission Chambers, 400 West Stephen Street, in the City of Martinsburg at 6:00 p.m. All persons and agencies having an interest on said plats are invited to participate in this hearing and make their comments known. In the event that an unforeseen circumstance would Monday February 7, 2022 will be utilized.
