TRUSTEE’S SALE OF
VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated December 13, 2016, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1949, at Page 624 and rerecorded in Deed of Trust Book 1960, at Page 876, Donald Watters, II did convey unto R. Vance Golden, III, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on
March 30, 2022, at 8:02 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
All that certain lot, tract or parcel of real estate situate, lying and being in the City of Parkersburg, County of Wood, and State of West Virginia, more particularly bounded and described as follows:
BEGINNING at a point on the southeasterly side of Lulu Street 250 feet northerly from Andrew Street, thence in a southeasterly direction 185 feet, more or less to a point, thence in a northerly direction 265 feet, more or less to Worthington Creek, thence with Worthington Creek as it meanders in a northwesterly direction to a point what would be Lulu Street extended in an easterly direction to Worthington Creek, and to a line that would be parallel to the aforesaid line 265 feet in length, thence along the last mentioned line and along the easterly side of Lulu Street in a southerly direction 280 feet, more or less, to the beginning, and being Lot No. 65 and Lot “A” if A.C. Stephenson’s Addition to the City of Parkersburg, as shown on a plat of said Addition to the City of Parkersburg, as shown on a plat of said Addition recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No. 2, at Page 32.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 738 Lulu Street, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to Donald Watters, II, by Deed dated December 13, 2016, from Paula J. Strawder, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1256, at Page 171.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
