NOTICE OF TRUSTEE’S SALE

Under authority of that certain Deed of Trust dated April 8, 2015, from David Lawrence Turner and Amanda Turner to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Randolph County, West Virginia in Trust Deed Book No. 534, at page 212, securing a promissory note in the principal amount of $87,454.94, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Randolph County Courthouse in Elkins, West Virginia, on May 20, 2022 at 9:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all those certain lots or parcels of real estate, together with the improvements thereon and appurtenances thereunto belonging, generally described as Lots 66, 67, 68 and 69 of Teaberry Hills Leadsville District, Randolph County, West Virginia and more particularly bounded and described as follows:

Beginning on a corner common to Lot 65 of Teaberry Hills (Assessor Tax Map 30 Parcel 49), on or near the 30′ Oak Drive Right of Way, and with the Northern Boundary of Lot 65, N. 50* 19′ 00″ E 181.31 feet; thence, leaving lot 65, N 78* 57′ 00″ W 105.00 feet to the north western corner of Lot 66 and north eastern corner of Lot 67; thence 43* 39′ 00 W 25.00 feet; thence N 19* 01′ 00″ W 35.00 feet; thence N 05* 37′ 00″ E 70.00 feet; thence with the southern line of Lot 70 N 82* 46 E 145.08 feet to the Oak Drive Right of Way and the south western corner of Lot 70; thence leaving Lot 70 and with the eastern boundary of Oak Drive Right of Way for five calls, S 19* 00′ 00″ W 30.00 feet; thence S 05* 37′ 00″ W 60.00 feet; thence with a curve having the following curve data:

Being the same property conveyed from Scott Properties, Inc. to David Turner and Amanda Turner, husband and wife, by Deed dated January 26, 2015, of record in the aforesaid Clerk’s office in Deed Book No. 570, at page 801.

Terms of the sale: Ten percent nonrefundable cash deposit due at sale. Ninety percent balance of purchase price due within thirty days of date of sale.
