NOTICE OF TRUSTEE’S SALE

Please take notice that I, LAURA NELSON, Trustee, shall offer at public sale at the front door of the County Courthouse of Wood County, West Virginia, Parkersburg, West Virginia, at 12:00 o’clock p.m., on the 27th day of May, 2022, the following described property, pursuant to the terms of a Deed of Trust executed by MATTHEW E. DEEM and CASSANDRA F. DEEM, husband and wife, to LAURA NELSON, Trustee, and RIVERVIEW CREDIT UNION, of 403 Main Street, Belpre, Ohio 45714, the Beneficiary, to secure the payment of the sum of Eighty-Seven Thousand Five Hundred and 00/100ths Dollars ($87,500.00), dated March 22, 2018, and recorded in General Lien Book 2015, Page 100, and re-recorded in General Lien Book 2026, Page 532, in the Office of the Clerk of the County Commission of Wood County, West Virginia.
All of that certain lot, tract or parcel of land situate, lying and being in the District of Walker, County of Wood, and State of West Virginia, more particularly bounded and described as follows:
Beginning at a limestone rock in the easterly line of G.W. Layman, at the northwesterly corner of a tract of land containing 109 square rods conveyed by Thomas Varner and wife to M. Wesley Varner, and running thence with Layman’s line North 39* West 45 poles to a post in a line of Clyde Varner; thence with his line and a line of Thomas Johnson North 89* East 31 poles to a monument, a corner of the 10 acre tract of which this is a part; thence with said Johnson’s line South 40* East 42 poles to a stake at the lower or south edge of the road; thence South 62* West 12.75 poles to the southeast corner of the 109 square rod tract; thence with two lines of the same North 37* West 8.6 poles to a post; thence South 67* West 14 poles to the place of beginning, containing 7.5 acres, more or less.
Being the same real estate conveyed to Matthew E. Deem and Cassandra F. Deem, from Gregg A. Bohn by Deed dated the 14th day of March, 2018 and filed in the aforementioned Clerk’s Office in Book 1276, Page 211.
There is specifically excepted from the above-described real estate all oil, gas and minerals.
The terms of the sale are 10% of the successful bid in cash the day of the sale and the remainder no later than 30 days from date of sale. The purchaser shall be responsible for unpaid real estate taxes.
This sale may be adjourned without notice other than oral proclamation at the time and place appointed for sale.
