Cooper did convey unto Pam Zagula, Attorney at Law, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Hancock County Courthouse, in New Cumberland, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in Weirton District, Hancock County, West Virginia, and more particularly described as follows:
All that certain tract or parcel of land situate in the District of Butler [now Weirton], County of Hancock and State of West Virginia, and more particularly described as follows:
Beginning at a point in the west line of property formerly owned by Elias Simon and being the most northerly corner of a parcel of land conveyed to B.A. Law by Elias Simon and on record in the Office of the Clerk of the County Court of Hancock County, West Virginia, in Deed Book No. 60, Page 267; thence S. 43 deg. 15′ W. for 56.0 feet to a point being the place of beginning of parcel to be described; thence continuing by same, S. 43 deg. 15′ W. for 56.0 feet to a point on said line; thence N. 49 deg. 39′ 49″ W. for 91.96 feet to a point on the south side of North 20th Street, thence by the South side of said street, N. 41 deg. 25′ E. 56.0 feet to a point; thence leaving the south side of said street, S. 49 deg. 37′ 21″ E. for 93.88 feet to the place of beginning, containing 5,600 square feet, more or less.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 126 N. 20th St., Weirton, WV 26062.
AND BEING the same real estate which was conveyed to Amanda S. Cooper by Deed dated October 25, 2018, from Richard Pykosz, Executor of the Estate of Cynthia Fedoush, and recorded in the Office of the Clerk of the County Commission of Hancock County, West Virginia, in Deed Book 860, at Page 779.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
