TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Trustees, by virtue of the authority vested in them by that certain Deed of Trust dated May 9, 2011, and duly recorded in the Office of the Clerk of the County Commission of Hancock County, West Virginia, in Deed of Trust Book 807, at Page 635, Kristy Dearth did convey unto Richard A. Pill and David D. Pill, Trustees, certain real property described in said Deed of Trust; and the undersigned Trustees having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Hancock County Courthouse, in New Cumberland, West Virginia, on
Friday, May 27, 2022, at 8:08 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in Weirton [formerly Butler] District, Hancock County, West Virginia, and more particularly described as follows:
The following described real property, that is to say:
All three (3) certain tracts or parcels of land situate in the District of Butler, County of Hancock, and State of West Virginia, known and designated as Lot Numbers 12, 13 and 14 of the E. Simon Plan of Lots-Revised Map, which said plan is recorded in the Office of the Clerk of the County Court of Hancock County, West Virginia, in Deed Book 68, at Page 577.
And subject to all conditions, exceptions, reservations and restrictions as may be contained in prior instruments of record.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 111 N. 23rd St., Weirton, WV 26062.
AND BEING the same real estate which was conveyed to Kristy Dearth by Deed dated July 19, 2006, from Wilbert Wright, and recorded in the Office of the Clerk of the County Commission of Hancock County, West Virginia, in Deed Book 278, at Page 715.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Trustees shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
