RE: 607 CHARLES ST., PARKERSBURG, WV

Notice is hereby given that the City of Parkersburg, in accordance with Article 1705.08 of the Codified Ordinances of the City of Parkersburg, West Virginia, claims a lien to secure the payment of the sum of Fourteen Thousand Five Hundred and 00/100 ($14,500.00), plus interest from date of lien, upon your interest in and to the herein described real property lying, situate and being in the City of Parkersburg, County of Wood, State of West Virginia, being more particularly bounded and described as follows:

FIRST TRACK BEGINNING on the North side of Charles St. (extended West of Swann St.) at a point thereon one hundred thirty-five (135) feet West of the Northwest corner of Swann and Charles Streets; thence running with the line of Charles Street in a Westerly direction forty-five (45) feet; thence at right angles running in a Northerly direction twenty (20) feet; thence Easterly parallel with Charles Street (45) feet; thence at right angles Southerly twenty (20) feet to Charles Street, the place of beginning.

SECOND TRACT BEGINNING in the Northerly line of a lot conveyed to W.H. Smith, Jr., by William R. Kyger, by deed bearing date March 9, 1903, and recorded in the Office of the Clerk of the County Commission on Wood County, West Virginia, in Deed Book No.138, Page 2, at a point in said line one hundred thirty-five (135) feet West of Swann Street, said beginning point in the line of the tract hereinabove conveyed, described as First Tract; thence running in a Northerly direction parallel with Swann Street sixty (60) feet to the line of Lot No. 18 of Tefft’s Addition to the City of Parkersburg; thence Westerly parallel with Charles Street and with the line of said Lot No. 18, forty-five (45) feet; thence Southerly parallel with Swann Street sixty (60) feet to another line of said First Tract; thence Easterly with the line said First Tract, forty-five (45) feet to the place of beginning.

THIRD TRACT BEGINNING in the Northerly line of Charles Street at the corner of the tract hereinabove conveyed, designated First Tract, said point being one hundred eighty (180) feet West of the Northwest corner of said Swann Street and Charles Street; thence running in a Westerly direction with the line of said Charles Street twenty (20) feet, more or less, to a cement wall in the line between the property formerly owned by W.H. Smith, Jr., and the Jackson Estate; thence Northerly with the said Easterly line of said cement wall parallel with Swann Street eighty (80) feet; thence Easterly parallel with Charles Street twenty (20) feet to the line of the above-described Second Tract; thence in a southerly direction with the line of the said above-described First and Second Tracts, eighty (80) feet to the place of beginning.

BEING the same property conveyed to Hilda G. Hill by deed dated October 26, 1990 recorded in deed book 890 Page 738, said Hilda G. Hill died testate leaving said property to her children, Pamela K. Padden, Michael O. Hill, and Kimberly S. Hill in Will Book 147 Page 687.

Such claim is made on the basis that the City of Parkersburg has caused to be demolished certain building(s) formerly located upon the above described real property.
The nature of the work performed upon the aforesaid buildings and upon the above described real property, pursuant to a contract for demolition awarded to EMPIRE BUILDERS, INC., under lawful bidding procedures, was the demolition by the aforesaid contractor on or around the 13th day of May, 2022. Said lien is claimed at the price and amount set forth hereinabove, plus interest from date of lien, as shown more fully in the invoice submitted by said contractor which is attached hereto as City Exhibit 1, and in the statement of the various costs necessary and incidental, for such demolition which is attached hereto as City Exhibit 2, which may both be viewed by contacting the City of Parkersburg.
