NOTICE OF TRUSTEE’S SALE
NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated November 15, 2019, executed by Borrower(s), Glen E Pope and Virginia A Pope, to Gary Furbee, the Trustee of record in the office of the Clerk of the County Commission of Wood County, West Virginia, in Book 2093, at Page 476. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 3671 Southern Hwy, Mineral Wells, WV 26150. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated April 28, 2022, of record in the Clerk’s Office in Book 2240, Page 732. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Wood County, in Parkersburg, West Virginia, on the following date:

A tract or parcel of land lying and being situate in Slate District, Wood County, West Virginia more particularly bounded and described as follows: Beginning at a point in the center line of U.S. Route 21, said point being the southwest corner of a 1.483 acre division survey for Glenn E. and Virginia A. Pope or record in Plat Book 1- A pages 682 and 683; thence with the center line of said Route 21, N 28 degrees 10 minutes 10 seconds E a distance of 231.32′ to a point; thence leaving Route 21 and with the outside line of a 2.444 acre division survey, S 59 degrees 40 minutes 22 seconds E a distance of 227.76′ to a capped rebar set, passing a capped rebar set a 24.5′; thence, N 88 degrees 10 minutes 25 seconds E a distance of 165.62′ to a capped rebar set, said rebar being in the easterly outside line of a 3.261 acre division Survey for Glen E, and Virginia A. Pope of record in Plat Book 1-A pages 682 and 683; thence with said 3.261 acre survey for one line, S 18 degrees 48 minutes 34 seconds W a distance of 168.03′ to rebar found; thence, S 09 degrees 19 minutes 27 seconds E a distance of 153.01′ to a PK Nail found, corner to the Rockport Cemetery; thence with said Cemetery, N 68 degrees 26 minutes 45 seconds W a distance of 414.50′ to a nail found in a root of a Sycamore tree; thence, N 41 degrees 35 minutes 36 seconds W a distance of 85.60., passing a rebar found at 58,90′, to the point of beginning, and containing 2.444 acres as shown on a plat attached hereto and made part of this description. Subject to all easements, reservations, covenants, conditions, agreements of record if any. Being the same property conveyed to Glen E. Pope and Virginia A. Pope, husband and wife, for and during their joint lives, and upon the death of either of them, to the survivor thereof by DEED from Glen E. Pope and Virginia A. Pope, husband and wife as recorded 02/14/2011 in Book 1163 at Page 209 as Document 676836.
Being the same property conveyed to Glen E Pope and Virginia A Pope by the Deed dated November 26, 2018 and recorded in Deed Book 1285 at Page 813 in the Office of the Clerk of the County Commission of Wood County, West Virginia.
TERMS OF SALE:
1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.
2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.
3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
