Vance Golden, III, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by The Huntington National Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse in Parkersburg, West Virginia, on

the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 03 – Lubeck District, Wood County, West Virginia, and more particularly described as follows:
Being all of that certain lot, tract or parcel of land, situate, lying and being at the northeast intersection of County Route No. 38, known as Pleasant Valley Road, and County Route No. 38/4, known as Ball School Road, in Lubeck District, Wood County, West Virginia, to-wit:
BEGINNING at a 1″ iron pipe found at the base of a lone fence post 15′ north of edge of the pavement of Ball School Road- a corner common to the parent tract and a parcel of Timothy and Lesa Dye; thence with 2 lines interior to the parent tract N. 57 degrees 30′ 53″ E. 309.97 feet to a set 5/8″ rebar with inscribed cap (hereinafter “rebar”) thence with a second new line S. 63 degrees 58′ 04″ W. 383.54 feet to a point in Pleasant Valley Road, from which a reference rebar reference marker was set back on line 33.81 feet, thence with 11 lines of the parent tract, the first 6 of which are in or along Pleasant Valley Road S. 39 degrees 30′ 08″ W. 8.53 feet to a point in said road; thence continuing with the parent tract and road S. 49 degrees 57′ 00″ W. 233.32 feet to a point in said road; thence continuing with the parent tract and road S. 60 degrees 52′ 00″ W. 91.21 feet to a point in said road, thence continuing with the parent tract and road S. 67 degrees 39′ 00″ W. 176.67 feet to a point in said road, thence continuing with the parent tract and road S. 73 degrees 50′ 00″ W. 232.57 feet to a point in said road; thence continuing with the parent tract and road S. 64 degrees 12′ 00″ W. 40.16 feet to a point in the intersection of the 2 above cited roads; thence with another 5 lines of the parent tract, the first 4 of which are in or along Ball School Road N. 03 degrees 50′ 00″ W. 105.00 feet to a point in said road; thence continuing with the parent tract and road N. 42 degrees 40′ 00″ W. 110.50 feet to a point in said road; thence continuing with the parent tract and road N. 19 degrees 55′ 00″ W. 96.00 feet to a point in said road; thence continuing with the parent tract and road N. 16 degrees 50′ 00″ W. 68.50 feet to a point approximately 8 feet north of the north edge of the pavement- a corner common to said previously cited tract of Dye and the parent tract; thence leaving the road with a line common to said 2 tract N. 02 degrees 02′ 00″ W. 7.68 feet to the beginning.
The above described parcel of land contains 4.179-acres, more or less, as surveyed by William Ambrose, P.S., Volcano, West Virginia and is further described on the plat of record in Deed Book 1202 at page 740.

At the time of the execution of the Deed of Trust, this property was reported to have an address of: 66 Ball School Rd, Parkersburg, WV 26101.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: $ 9000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
