The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 27, 2015, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1886, at Page 524, Jerry E. Shawver did convey unto Golden & Amos, PLLC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
THAT CERTAIN REAL ESTATE SITUATE AND BEING IN THE CITY OF PARKERSBURG, WOOD COUNTY, WEST VIRGINIA, AND MORE PARTICULARLY DESCRIBED AS FOLLOWS:
BEING ALL OF LOT NO. 176 AS SHOWN ON A PLAT OF BROOKSIDE ADDITION TO THE CITY OF PARKERSBURG, OF RECORD IN THE OFFICE OF THE CLERK OF THE COUNTY COMMISSION OF WOOD COUNTY, WEST VIRGINIA, IN PLAT BOOK NO. 3, AT PAGE 62, TO WHICH PLAT REFERENCE IS HERE MADE AND HAD FOR A MORE PARTICULAR DESCRIPTION OF SAID LOT BY METES AND BOUNDS.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2608 Cleveland Avenue, North Parkersburg, WV 26104-2810.
AND BEING the same real estate which was conveyed to Jerry E. Shawver and Candace S. Shawver by Deed dated September 6, 2000, from Lynn M. Pinkos, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1017 at Page 482. FURTHER BEING the same real estate conveyed to Jerry E. Shawver by Deed dated January 15, 2003 and recorded in the aforesaid Clerk’s Office in Deed Book 1049, at Page 590.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
