TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated June 30, 1999, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 845, at Page 323, Michael A. Foster and Heather M. Foster did convey unto David Palmer, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on December 6, 2022, at 5:32 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the North Hills District, Wood County, West Virginia, and more particularly described as follows:
Situate in the Town of North Hills, County of Wood, and the State of West Virginia, more particularly bounded and described as follows, to-wit: Being all of Lot No. 18, as shown on the plat of North Hills Estates, of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 13, at Page 42, to which said plat reference is here made and had for a more particular description of said lot by metes and bounds, which parcel is more particularly shown on an Exhibit dated November 5, 1998, by James L. DeBrular, P.S. 238, in Plat Book 13, at Page 42.
This conveyance is made subject to all easements, rights of way, restrictions, reservations and protective covenants, including but not limited to all oil, gas and mineral exceptions, reservations and leases, appearing in the chain of title.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 48 Lake Drive, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to Michael A. Foster and Heather M. Foster, by
Deed dated June 25, 1999, from Fast Pace, L.L.C., a West Virginia limited liability company, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1000 at Page 274.
The above-described property will be sold sub to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
