VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated January 24, 2012, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1686, at Page 625, Joseph P. Cumblidge did convey unto Lisa L. Balderson and Susan L. Petrella, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on January 12, 2023 at 7:56 a.m.
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
Situate, lying and being in the City of Parkersburg, County of Wood and State of West Virginia, more particularly bounded and described as follows:
Being a portion of Lots nos. 73, 74 and 75 in Fairground Park Addition to the City of Parkersburg, Wood County, West Virginia, as shown and described on a plat of said Addition of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 3, at Page 106, to which plat so of record reference is hereby had and made for a more complete and detailed description of said lots, and being that part of portion of Lots Nos. 73, 74 and 75 on the eastern end thereof, having a frontage of 45 feet and extending back between parallel line 135 feet.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1107 Elder Street, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to Joseph P. Cumblidge by Deed dated January
24, 2012, from Timothy W. Vincent, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book, 1178 at Page 71.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
