AMENDED NOTICE OF SALE OF REAL ESTATE
Notice is hereby given that in accordance with an Order of the Circuit Court of Wood County, West Virginia, in the above styled Civil Action, C. Blaine Myers, Special Commissioner, shall offer for sale at the front door of the Wood County Courthouse, One Court Square, Third & Market Streets, Parkersburg, Wood County, West Virginia, on April 7, 2023 at 1:00 pm certain real property located in the City of Parkersburg, Wood County, West Virginia, Map 77, Parcel 45 and more particularly described as follows:
Being all of lot no. 13 of the E.W. Prewett’s Camden Place Addition as fully described on a plat thereof of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 2 at Page 8, to which Plat reference is hereby made, and being more particularly bounded and described as follows:
Beginning at a point on the easterly side of a paved street going through the eastern portion of said Prewett’s Camden Place Addition and at a souther line of lot no. 2; thence with the easterly line of said street in a southerly direction 40 feet to the line of lot no. 12; thence with the easterly line of lot no. 12 and an easterly direction 97.76 feet, more or less, to a point; thence in a northerly direction 40 feet to the line of lot no. 1; thence with the southerly line of lot nos. 1 & 2 in a westerly direction 97.9 feet more or less, to the place of beginning.
The physical address of the property #2 Camden Place, Parkersburg, West Virginia.
Said property shall be offered for sale to the highest bidder, subject to confirmation by Order of Circuit Court of Wood County, West Virginia. A minimum bid of $20,000.00 shall be required. Terms of sale shall be 10% deposit on day of sale, with the balance to be paid within a reasonable time as determined by the Special Commissioner and purchaser, and as approved by the Court. In the event the purchaser fails to pay the balance of the purchase price within such reasonable time, the 10% deposit shall be forfeited and retained by the Special Commissioner towards the fees and expenses associated with sale.
The above described real estate will be conveyed with no covenants of warranty and subject to any and all easements, rights-of-way, conditions, covenants, restrictions, exceptions, reservations, leases, real estate taxes and other encumbrances which may be a matter of record in the Office of the Clerk of the County Commission of Wood County, West Virginia or visible upon the ground.
In the event a federal tax lien is filed encumbering the property described above, any sale of said property is subject to the right of redemption pursuant to 28U.S.C. § 2410, or any other applicable law.
In the event no minimum bid is received at the time of the sale as herein scheduled, the Special Commissioner may announce a continuation of the sale to a later date or time.
