NOTICE OF TRUSTEE’S SALE

Under authority of that certain Deed of Trust dated October 21, 2021, from Ashley Nicole Flesher, Christopher Scott Morrison, Lonzo M. Brookover and Kathleen Lenora Oliver aka Kathleen L. Brookover to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Wood County, West Virginia in Trust Deed Book No. 2207, at page 637, securing a promissory note in the principal amount of $148,914.56, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Wood County Courthouse in Parkersburg, West Virginia on May 2, 2023 at 10:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, the following described property, together with the improvements thereon and appurtenances thereunto belonging, situated in the State of West Virginia, Wood County, Steele District, Tax Map 350, Part of Parcel N conveyed to Michael G. Dye as recorded in Deed Book 1312 on Page 406, bounded and described as follows:
Beginning for reference at a two inch pipe found at the southwest corner of Parcel N, Tax Map 350 conveyed to Michael G. Dye as recorded in Deed Book 1312 on Page 406 and the northwest corner of Tax Map 350, Parcel O, Heartwood Forestland Fund IV, Deed Book 1048, Page 29. THENCE N 83* 51′ 05″ E a distance of 480.89 feet to a 5/8″ capped rebar set, said rebar being the True Point of Beginning for the parcel herein described. Thence N 20* 24′ 35″ W a distance of 163.86 feet to a point in the center of Wolf Run Road, State Secondary Road 19/10, passing a 5/8″ capped rebar set at 148.41 feet; THENCE along the center of Wolf Run Road the following five (5) courses, N 73* 24′ 34″ E a distance of 85.22 feet to a point; THENCE N 70* 12′ 21″ E a distance of 104.33 feet to a point; THENCE N 71* 44′ 22″ E a distance of 100.75 feet to a point; THENCE N. 75* 23′ 31″ E a distance of 100.44 feet to a point; THENCE N 78* 55′ 14″ E a distance of 105.13 feet to a point; THENCE leaving Wolf Run Road, S 06* 42′ 41″ E a distance of 243.81 feet to a 5/8″ capped rebar set, passing a 5/8″ capped rebar set at 15.58 feet; THENCE S 83* 51′ 05″ W a distance of 449.81 feet, to the Point of Beginning, containing 2.2552 Acres.
More particularly shown on the Plat of Survey, made by Charles F. Hughes, Jr., Professional Surveyor No. 872, dated November 5, 2020.
Subject to all legal highways, rights of ways, easements, restrictions and reservations of record.
Bearings are based on an assumed meridian and are used to denote horizontal angles only.
All rebar set are 5/8″ x 30″ with a plastic cap stamped HUGHES PS OH 7182 WV 872.
This legal description was prepared by Charles F. Hughes, Jr., Professional Surveyor No. 872, based on field surveys in October 2020.

Together with a certain 2020 CMH Manufactured Home, Serial No. CAP035033TNAB.
Being the same property conveyed from Michael G. Dye to Christopher Morrison and Ashley Fletcher, by Deed dated January 11, 2021, of record in the aforesaid Clerk’s office in Deed Book No. 1321, at page 629.
