NOTICE OF PROPOSED CONVEYANCE
OF THE UNITED METHODIST CHURCH PROPERTY
(Rosemar United Methodist Church, Wood County)
Notice is hereby given that the Board of Trustees of the West Virginia Annual Conference of the United Methodist Church will, on or after April 19, 2023 QUITCLAIM, GRANT and CONVEY to HRR Improvements LLC all of their right, title and interest in and to all those certain lots or parcels of real estate situate, lying and being in Parkersburg District, Wood County, West Virginia, described as follows:
PARCEL ONE
BEGINNING at the north west corner of the tract of land heretofore conveyed to the said B. Y. Chalfant by Elizabeth Lawrence (Widow) by her Deed bearing date, the 5th day of January, 1942, and of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book No. 238 at Page 289, said beginning point being the point of intersection of the southerly line of what is known as the William Howell Farm, with the easterly line of the Public Road; thence, S. 75 E., and with the southerly line of the said Howell Farm, 250 feet to a point; thence, S. 5* 30′ W. 150 feet to a point; thence, in a north westerly direction, parallel with the first line, 250 feet to the line of the Public Road; thence, N 5* 30′ E. 150 feet to the place of beginning. Reference is here made to Page 110 as shown on the plat of certain Subdivisions to the City of Parkersburg, prepared by L. G. Merrill, Civil Engineer, and which book is designated-Map of the City of Parkersburg, Wood County, West Virginia, a copy of which is filed in the aforesaid Clerk’s Office.
And being the same property conveyed from B. Y. Chalfant etux to W. R. Newbanks etals, Trustees of the Ogdinville Evangelical United Brethren Church by Deed dated November 18th, 1953 and recorded in the aforesaid Clerk’s Office in Deed Book 373, at Page 25, reference to which is hereby made.
PARCEL TWO
BEGINNING at a pipe set on the easterly side of Rosemar Road, at the southwest corner of real estate now owned by the parties of the second part as such Trustees conveyed by Deed dated November 18, 1953, by B. Y. Chalfant and wife and of record in the Office of the Clerk of the County Commission of said County in Deed Book No. 373, at Page 25; thence running along the southerly line of said real estate S. 68* 18′ E. 203.3 feet to a pipe found; thence running N. 12* 36′ E. 150 feet with the easterly line of said Church property to a pipe found in the northeast corner of said Church property; thence running along the common line of H. L. Benninger S. 68* 18′ E. 298.8 feet to a pipe set; thence running S. 20* 00′ W. 226.5 feet to a stone found; thence running 68* 18′ W. 452.56 feet to the easterly line of Rosemar Road and a pipe set; thence running in a northerly direction and with the easterly line of said Rosemar Road 123 feet to the place of beginning. THERE is excepted from this conveyance, however, all land heretofore conveyed to the State of West Virginia, by the State Road Commission of West Virginia, a corporation, being a part of the right of way title which is vested in said State Road Commission in Rosemar Road. A plat of real estate conveyed hereby, prepared by Paul K. Marshall, L.L.S., dated June 15, 1983, is attached hereto and made a part hereof.
And being the same property conveyed from John E. Chalfant to Darrell I. Haught etals, Trustees of the Rosemar United Methodist Church by Deed dated August 8th, 1983 and recorded in the aforesaid Clerk’s Office in Deed Book 792, at Page 491, reference to which is hereby made.
EXCEPTING, however, that lot or parcel of land conveyed from the Trustees of Rosemar United Methodist Church, Successor to the Ogdinville Evangelical United Brethren Church, to Christopher V. Criss and Beth L. Criss containing 2.164 acres, more or less, by Deed dated January 18, 2019 and recorded in the aforesaid Clerk’s Office in Deed Book 1287, at Page 747, reference to which is hereby made for a more particular description of this exception or off-conveyance.
Said Rosemar United Methodist Church was declared closed effective on February 21, 2023 by a majority of the District Superintendents of the West Virginia Annual Conference of the United Methodist Church.
