TRUSTEE’S SALE OF
VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated April 28, 2021, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 2176, at Page 366, William J. Summers and Tori Summers did convey unto Seneca Trustees Inc., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on June 14, 2023, at 4:58 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Tygart District, Wood County, West Virginia, and more particularly described as follows:
All of that certain lot, tract, or parcel of land situate, lying and being in the District of Tygart, County of Wood, and State of Virginia, more particularly bounded and described as follows: Beginning for reference at a pipe found at the northwest corner of Parcel 80/W-1; thence N. 43 22’00” E. a distance of 40.00 feet to a 5/8″ capped rebar set, said rebar being the True Point of Beginning for the parcel herein described; thence N. 43 22′ 00″ E. a distance of 148.11 feet to a 5/8 capped rebar set; thence along a new division line, S. 53 11′ 22″ E. a distance of 80.89 feet to a 5/5″ capped rebar set; thence S. 86 57′ 38″ E. a distance of 180.44 feet to a 5/8″ capped rebar set; thence S. 74 16′ 19″ E. a distance of 16.00 feet to a point in the center of Hope Hill Road, state Secondary Road 32/1; thence along the center of Hope Hill road, S. 43 22 00 W. a distance of 240.00 feet to a point; thence N. 56 46′ 47″ W. a distance of 235.79 feet, passing a 5/8″ capped rebar sat at 15.00 feet, to the Point of Beginning, containing 0.9428 Acres, more particularly shown on a plat of survey made by Charles F. Hughes, Jr., Professional Surveyor 872, dated May 14, 2015, a copy of which is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1231, at page 880.
Together with a right of way ingress and egress in and over the lands of the said Thurman David Balderson and Shonia L. Balderson, a portion of which is shown as 0.1229 acres on that certain plat prepared by Charles F. Hughes, Jr., dated May 14, 2015, or record as aforesaid in Deed Book 1231, at page 880, said right of way being fore the purpose of maintenance to the rear, or opposite of the creek that splits the land herein conveyed.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 458 Hope Hill Road, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to William J. Summers and Tori Summers, by
Deed dated April 20, 2021, from Nathaniel Ashcraft and Morgan Ashcraft, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1322 at Page 790.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
