NOTICE OF TRUSTEE’S SALE

Under authority of that certain Deed of Trust dated August 25, 2017, from Ronald Dale Carpenter and Kelly Lynn Carpenter to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Randolph County, West Virginia in Trust Deed Book No. 559, at page 479, securing a promissory note in the principal amount of $68,758.81, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Randolph County Courthouse in Elkins, West Virginia, on August 4, 2023 at 8:30 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, Tract B, a tract of land, together with the improvements thereon and appurtenances thereunto belonging, in Leadsville District, Randolph County, West Virginia, situate on the northwest side of West Virginia Secondary Route 25/1, near the intersection with Fourth Street; and more particularly described as follows:

Beginning at a point in the centerline of West Virginia Secondary Route 25/1, a corner to Tract “A” of this partition survey, from which a set 5/8-inch rebar with cap stamped “Adams 791” bears N 34* 50′ W 22. 30 feet; thence leaving Secondary Route 25/1 and with a common line with Tract “A” N 34* 50′ W, at 22.30 feet passing said reference bar, in all 107.05 feet to a set 5/8-inch rebar with cap stamped “Adams 791”, a corner to Tract “A” in a line of Broughton (T.M. 24/35.1), from which a found 1-inch iron rod bears N 56* 29′ W 97.91 feet and a power pole bears N 34* 50′ W 2.0 feet; thence leaving Tract “A” and with a common line with Broughton N 51* 35′ E 186.89 feet to a found triangular stone, a corner to Broughton in a line of “Cross Gates Subdivision” (Plat Cabinet C/40), from which a found 1/2- inch rebar bears N 39* 05′ W 44.25 feet and a power pole bears N 00* 15′ E 2.4 feet; thence leaving Broughton and with a common line with “Cross Gates Subdivision” S 39* 05′ E, at 113.20 feet passing a found 1/2-inch rebar, in all 218.26 feet to a point in the centerline of West Virginia Secondary Route 25/1; thence leaving “Cross Gates Subdivision” and with the centerline of Secondary Route 25/1 along a curve to the left with a radius of 143.47 feet and arc length of 72.66 and chord bearing N 72* 44′ W 71.88 feet to a point; thence continuing along a curve to the left with a radius of 233. 50 feet and arc length of 130.30 and chord bearing S 74* 39′ W 128.62 feet to a point; thence S 57* 02′ W 12.51 feet to a point; thence S 52* 40′ W 24.80 feet to the beginning, containing 0.59 acre in gross, less 0.13 acre in W.V.D.O.H. right of way (D.B. 238/6) and Permanent Drainage Easement (D.B. 535/659), leaving net 0.46 acre, more or less, as surveyed by Jeffrey W. Adams, PS No. 791, of Elkins, West Virginia, and as shown on the “Plat of Survey for KMH Rentals, LLC” made a part of this description.

Together with a certain 2017 CMH Mobile Home, Identification No. CLM101177TN.

Being the same property conveyed from KMH Rentals, LLC to Ronald Dale Carpenter and Kelly Lynn Carpenter by Deed dated March 13, 2013, of record in the aforesaid Clerk’s office in Deed Book No. 559, at page 421.
