The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 15, 2018, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 2043, at Page 395, Thomas J. Knopp and Bethany Knopp did convey unto Chad Prather, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on August 2, 2023, at 2:15 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
The following lands and property, together with all improvements located thereon, lying in the district of City of Parkersburg, Wood County, WV to wit:
Beginning at a point in the northerly line of 17th Street, which point is 105 feet in an easterly direction with said line of said 17th street from the northeastern corner of the intersection of race street and said 17th street; thence in a northerly direction 123 feet to a point in a twelve foot alley; thence in an easterly direction 29.04 feet to a point in the westerly line of a said 15 foot alley, 123 feet to a point in the northerly line of 17th street, thence in a westerly direction, with said northerly line of 17th street, 34.75 feet to the place of beginning, being Lot G of John M. Harpers second redivision of Lots 43,44,45,46, and 47 of George Quicks Addition, as shown and described on a plat of said second redivision, of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 3, at Page 103.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2207 17th Street, Parkersburg, WV 26101.
This foreclosure sale is subject to a First Deed of Trust dated December 27, 2007 and recorded, in Deed Book 1469, at Page 863.
AND BEING the same real estate which was conveyed to Thomas J. Knopp and Bethany Knopp, by
Deed dated December 7, 2007, from Ruth E. Knopp, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1112 at Page 779.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
