TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated June 10, 2019, and duly recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed of Trust Book 576, at Page 630, Jonathan M. Senic and April Senic did convey unto Chad Prather, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Randolph County Courthouse, in Elkins, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Leadsville District, Randolph County, West Virginia, and more particularly described as follows:

All that certain tract, lot, or parcel of land, together with improvements thereon and the appurtenances thereunto belonging, situate in Leadsville District, Randolph County, West Virginia, located on the south side of secondary route 25/1 approximately 1.5 miles east of U.S. Route 219-250, and being more particularly bounded and described as follows:
Beginning at a 3/4 inches X 30 inches rebar at the westerly boundary of Oak Lane; thence with two (2) lines of Oak Lane, S. 74 degrees 12 minutes E. 63 feet to a 3/4 inches rebar; thence S. 65 degrees 55 minutes E. 40 feet to a 3/4 inches X 30 inches rebar; thence leaving said street, S. 15 degrees 48 minutes W. 146.43 feet to 3/4 inches X 30 inches rebar; thence N. 74 degrees 12 minutes W. 105 feet to a 3/4 inches X 30 inches rebar; thence N. 15 degrees 48 minutes E. 150 feet to the point of beginning, containing 0.36 acres, more or less, and being all of Lot No. 8 of the Maple Heights Subdivision.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 239 Red Oak Lane, Elkins, WV 26241.

This sale is being made subject to a first Deed of Trust, recorded in the aforesaid Clerk’s Office in Deed of Trust Book 544, at Page 225.

AND BEING the same real estate which was conveyed to Jonathan M. Senic and April Senic, by Deed dated April 8, 2008, from Timothy W. Senic and Susan R. Senic, and recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 525 at Page 741.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
