TRUSTEE’S SALE
is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated September 26, 2005, executed by Borrower(s), Hazel Cozad and Richard Cozad, to Stephen L. Thompson, the Trustee of record in the office of the Clerk of the County Commission of Wood County, West Virginia, in Book 1315, at Page 741. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 3705 6th Ave, Parkersburg, WV 26101. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated July 17, 2023, of record in the Clerk’s Office in Book 2295, Page 316. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Wood County, in Parkersburg, West Virginia, on the following date:

BEING all of Lot Number 120 of Parkersburg Industrial Company’s Fairplains Additions No. 1 to Parkersburg, a plat of which is recorded in the Office of the County Clerk of Wood County, West Virginia, in Plat Book 3, at page 96, and which is described as follows: BEGINNING on the easterly side of Central Avenue at a point 100 feet south of Myrtle Street; thence with Central Avenue and with the easterly line therefore 50 feet to a point; thence at right angles and parallel with Myrtle Street 180 feet to a 20 foot alley; thence at right angles and parallel with Myrtle Street 180 feet to Central Avenue, the place of beginning, on which is located a two story fourteen room residence
Being the same property conveyed to Hazel Cozad and Richard Cozad by the Deed dated September 13, 2005 and recorded in Deed Book 1087 at Page 884 in the Office of the Clerk of the County Commission of Wood County, West Virginia.
