The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated March 21, 2022, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Document No. 88280646, in Book No. 2233, at Page 381, William C Murray did convey unto Old Republic National Title Insurance Company, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by PennyMac Loan Services, LLC to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse in Parkersburg, West Virginia, on

Situated in the State of West Virginia, Wood County, City of Parkersburg, Tax Map 41, Parcel 29, conveyed to Stephen A. Corra Trust, as recorded in Will Book 168 on Page 575, bounded and described as follows. Beginning at an iron pin found on the east side of Broad Street, at the northwest corner of Parcel 29, Tax Map 41, Stephen A. Corra Trust, Will Book 168, Page 575 and the southwest corner of Parcel 30, Tax Map 41, Michael Cordray, Will Book 160, Page 183.
THENCE S 57 35′ 24″ E a distance of 125.85 feet to an iron pin found; THENCE N 32 40′ 54″ E a distance of 51.97 feet to a pipe found;
THENCE S 57 56′ 25″ E a distance of 178.04 feet to a 5/8″ capped rebar set;

Grantors reserves a right of way, seven (7) feet in width, on the north side of the shared driveway, for the purpose of ingress and egress, beginning at an iron pin found on the east side of a parking apron at the southeast corner of the above described 1.0472 Acre parcel. Grantors convey a five (5) foot easement for an under ground electric line across Parcel A, Tax Map 41, Stephen A. Corra, Deed Book 1086, Page 436. Beginning at an electric pole, said electric pole bears S 57 33′ 01″ W a distance of 157.00 feet and N 32 26′ 59″ E a distance of 6.00 feet, from a pipe found on the north line of 30th Street at the southeast corner of parcel 41/A. THENCE along the center of the file (5) foot wide easement, N 33 59′ 38″ E a distance of 125.80 feet to a point;
THENCE N 36 11′ 32″ E a distance of 55.80 feet to a point where the underground easements terminates. More particularly shown on the attached Plat of Survey, made by Charles F. Hughes, Jr., Professional Surveyor No. 872, dated February 24, 2022, attached hereto, to be made a part hereof and to be filed herewith. Subject to all legal highways, right of ways, easements, restrictions and reservations of record. Bearings are based on an assumed meridian and are used to denote horizontal angles only. All rebar set are 5/8″ x 30″ with a plastic cap stamped HUGHES PS OH 7182 WV 872. This legal description was prepared by Charles F. Hughes, Jr., Professional Surveyor No. 872, based on field surveys in February, 2022.
At the time of the execution of the Deed of Trust, this property was reported to have an address of: 3106 Broad St, Parkersburg, WV 26104.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: $9000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
