NOTICE OF PROPOSED CONVEYANCE
OF UNITED METHODIST CHURCH PROPERTY
(Coffman Chapel United Methodist Church)

Notice is hereby given that the Board of Trustees of the West Virginia Annual Conference of the United Methodist Church will, on or after October 12, 2023 QUITCLAIM, GRANT AND CONVEY to Coffman Community Center, Inc., all of their right, title, and interest, in and to those certain tracts or parcels of land situate in Leadsville District, Randolph County, West Virginia, and more particularly bounded and described as follows, to-wit:

PARCEL ONE

BEGINNING at a stake on the South side of the County Road on a line of B. T. Coffman and Albia Stalnasan heirs thence with said line S. 71 3/4 E. 10 poles and 15 links to a stake with Locust Pointers, thence N. 110 W. 17 Poles to a line of the John Cooper land, thence with said Cooper line S. 53 1/2 W. 10 poles to a stake on North Side of County Road, thence South 4 1/2 E. 7 poles 21 links crossing County road to Beginning containing by computation 120 square rods, and the said parties of the first part excepts all of the timber over 4 in that on the said lot of or parcel.

And being the same property conveyed from B. I. Coffman and June Coffman to the Trustees of the Church of the United Brethren in Christ by Deed dated September 11, 1897 and recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia in Deed Book 55, at Page 433, reference of which is hereby made.

PARCEL TWO

BEGINNING at a point in the centerline of the old Stalnaker Run Road, a corner to Steven Michael and Diana Marie Burke Ross (Deed Book 458 at Page 663), from which a 3/4 inch rebar with a 2-3/4 inch orange plastic cap found, in the road ditch bears, N. 3* 04′ W. 12.77 feet, thence with said Burke for part of a line and then with the Trustees of the Church of the United Brethren in Christ.

N. 3* 04′ W. 205.69 feet to a point in the present Coffman Chapel Cemetery, a corner in line of the said Trustees of the Church of the United Brethren in Christ (Deed Book 55 at page 433), and a corner to Misty Renee Johnston (Deed Book 477 at page 709), from which a 3/4 inch rebar, found, at the base of a post, a corner to said Church and Johnston, bears N. 3* 04′ W. 94.31 feet, thence through the said Coffman Cemetery for part of a line and with said Johnston N. 75* 12′ E, at 46.74 crossing a set 3/4 inch rebar set at the corner of the former cemetery fence. In All 101.67 feet to a 3/4 inch rebar with a 2-3/4 inch diameter orange plastic cap, found, a corner in line of said Johnston and a corner to James P. and Katrina K. Thompson (Deed Book 516 at Page 595), thence with said Thompson.

S. 9* 41′ W. 262.12 Feet to a point in the centerline of the Old Stalnaker Run Road, a corner to said Thompson and a corner in line of said Steven Ross, from which a 3/4 inch rebar with a 2-3/4 inch diameter orange plastic cap, found, at the top of the road bank, bears N. 9* 41′ E, 16.22 feet, thence with the centerline of said road and Ross.

N. 58* 00′ W. 51.02 Feet to the Beginning, Containing 0.38 Acre, as surveyed in May 2007 by Leon G. Mallow of Leon G. Mallow Surveying, Inc.

And being the same property conveyed from Kevin H. Watson to Trustees of the Coffman Chapel Church by Deed dated January 1, 2008 and recorded in the aforesaid Clerk’s Office in Deed Book 522, at Page 229, reference to which is hereby made.

PARCEL THREE

BEGINNING at a set iron pin, the northeast corner of the cemetery. Thence with Parcels 16 and 14 of the Coffman Chapel Church and the cemetery respectively, 3 lines;
S. 66* 25′ 14″ W. 50.17 feet to a point.
N. 10* 25′ 20″ W. 29.20 feet to a found iron pin;
S. 79* 58′ 10″ E. 52.39 feet to the point of beginning containing 0.02 acres, as surveyed in November 2, 2011 by Dewayne N. Hannah, P. E.; P.S. No. 1213, of Hannah Engineering, Elkins, West Virginia. As described and shown on that certain “Boundary Description of a Tract of Land Owned by Misty Renee Johnston November 2, 2011” as “Parcel “A” a part of existing cemetery to be conveyed to the Coffman Chapel Church” of record in the Office of the Clerk of the County Commission of Randolph County, West Virginia in Deed Book 550, at Page 393.

And being the same property conveyed from Misty R. Poling etux to David M. Johnston and Shelba J. Lowe and Melvin Henry etals, Trustees of the Coffman Chapel Church by Deed dated February 13th, 2012 and recorded in the aforesaid Clerk’s Office in Deed Book 551, at Page 121, reference to which is hereby made.

SAID Coffman Chapel United Methodist Church was declared closed effective April 26, 2023 by a vote of a majority of the District Superintendents of the West Virginia Annual Conference of the United Methodist Church.
