NOTICE OF TRUSTEE’S SALE

NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated November 9, 2015, executed by Borrower(s), Andrew Watson and Spencer M Watson, to Richard A. Pill, the Trustee of record in the office of the Clerk of the County Commission of Wood County, West Virginia, in Book 1897, at Page 320. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1318 Blennerhassett Hts Road, Parkersburg, WV 26101. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated August 17, 2023, of record in the Clerk’s Office in Book 2298, Page 252. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Wood County, in Parkersburg, West Virginia, on the following date:

BEGINNING at an iron rod (set) in the southerly line of Blennerhassett Heights Road, said iron rod being the northerly common corner of Lots 3 and 4 of Island View Addition, Section l (Plat Book 8, page 3); thence with the interior of said Lot 3, two courses and distances, S. 08 degrees 56′ W. 103.49 feet to an iron rod (set); S. 08 degrees 45′ W. 100.14 feet to an iron rod (set) in the southerly line of said Lot 3; thence with the southerly line of Lots 3 and 2 of said Addition, N. 84 degrees 07′ W. 87.63 feet to an iron rod (set) the southerly common corner of Lots l and 2 of said Addition; thence with the common line of said Lots 1 and 2, N. 05 degrees 53′ E. 222.28 feet to iron rod (set) in the southerly line of said Blennerhassett Heights Road, said iron rod being the northerly common corner of said Lots 1 and 2; thence with the southerly line of said Blennerhassett Heights Road, two courses and distances, S. 70 degrees 26′ E. 33.71 feet to a point; S. 74 degrees 37′ E. 66.29 feet to the point of beginning and containing 19,717 square feet, more or less. Being a part of Lot 3 and all of Lot 2 of Island View Addition, Section 1, as shown in Plat Book 8, at Page 3. BEING the same property conveyed to Andrew Watson, by deed from Dianna Carter, date November 5, 2015 and recorded November 19, 2015 in Book 1237, Page 740 in Wood County, WV Records.

Being the same property conveyed to Andrew Watson and Spencer M Watson by the Deed dated November 5, 2015 and recorded in Deed Book 1237 at Page 740 in the Office of the Clerk of the County Commission of Wood County, West Virginia.

TERMS OF SALE:

1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.

2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code ยง 11-22-1.

3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.

4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.

5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.

6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
