LEGAL NOTICE

I. Introduction
The State of West Virginia Real Estate Division (RED) for and on behalf of the West Virginia Department of Human Services is offering to sell the following
property by competitive written bids, The conveyance will be by Special Warranty Deed.

II. Location and Description of Real Estate
One parcel of surface land containing 0.108 acres, more or less and all improvements thereon located at 1458 – 36th Street, Parkersburg, Wood County, West Virginia. Parkersburg Corporate District, Map 32,
Parcel 54: “LOT 91.19X58.6X88.33X38.5 CLEM ENT AVE” The subject property is currently configured as a multi-residential housing facility, containing four residential units, with an aggregate approximate 3,200 square feet installed on a single land tract

III. Open House
There will be an open house on May 2, 2024 from 10:00 AM to 12:00 Noon for interested parties to re view the premises. Any questions will be responded to in writing and the State will not be held accountable for any verbal representations made on site.

IV. Bid Submission and cut-off date
Written bid amounts must be expressed only in
monetary terms in the amount of the bid. The bid must also contain the name and contact information of the bidder(s). Bids can be submitted to the following
address: West Virginia Real Estate Division, 601 57th Street SE, Suite 3, Charleston, West Virginia 25304 until Tuesday, June 4, 2024 at 2:00 PM. Mailed bids or hand-carried bids are the only two acceptable means of bid placement. Note: please write “Parkersburg Sale Bid” on the lower left of the envelope.

V. Bid Opening and Review
The West Virginia Real Estate Division will hold a
public opening of all bids received on Tuesday, June 4, 2024 at 2:30 PM at its office at 601 57th Street SE, Suite 3, Charleston, West Virginia 25304. Thereafter, all bid pro posals will be reviewed. The West Virginia Real Estate Division reserves the right to reject any or all bids or negotiate with a bidder if theirs is the high bid or the only bid received.

VI. Bid Notification
The successful bidder will be notified of their bid
acceptance as soon as reasonably possible.

VII. Bid Award & Conveyance Details
The West Virginia Real Estate Division will determine if the highest bid is acceptable. If so, the successful bidder will be requested to submit a non-refundable down payment of 5% of the bid amount by cashier’s check made payable to the West Virginia Department of Health Facilities. (It will be refunded if the State fails to make the conveyance.)

VIII. Property Status
The property is to be considered “as is and where is.”
