The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 31, 2022, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 2321, at Page 788, Gary E. Wise and Juanita L. Wise did convey unto TRUSTEES-R- US, LLC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on
July 3, 2024 , at 4:47 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg Corporation District, Wood County, West Virginia, and more particularly described as follows:

BEGINNING at a point of the west side of Ramsey Street, 90 feet from the northerly line of Thirteenth Street; thence toward Carney Street and parallel with Thirteenth Street 96 feet; thence at right angles in a northerly direction 13 feet; thence at right angles in a westerly direction toward Carney Street 29 feet; thence at right angles with the easterly side of an alley toward Paden Street 32 feet to a point; thence parallel with the line of Thirteenth Street 125 feet to Ramsey Street, thence with the westerly line of Ramsey Street 45 feet to the place of beginning, being a part of Lots Nos. 40, 41, and 42 and 3.7 feet of the southerly side of Lot No. 31 of Rathbone Estate or Addition to the City of Parkersburg, as shown on a plat of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 1, at Page 1.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1311 Ramsey Street, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to Gary E. Wise and Juanita L. Wise, by Deed dated August 31, 2022, from Sunshine State Investment Group, LLC, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1354, at Page 49.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
