LEGAL NOTICE
NOTICE OF TRUSTEE’s SALE is hereby given pursuant to and by virtue of authority vested in the Trustee, Jeffrey J. Rokisky, by that certain Deed of Trust dated September 27, 2006, executed by Ricarda Gail Young to Jeffrey J. Rokisky, the Trustee of record in the office of the Clerk of the County Commission of Hancock County, West Virginia, in Book 558, at Page 550. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2957 Elm Street, Weirton, WV 26062. Ricarda Gail Young defaulted under the Note and Deed of Trust and the Trustee has been instructed to foreclose under the Deed of Trust/ Accordingly, the Trustee will sell the following described property to the highest bidder at the front door of the Courthouse of Hancock County, in New Cumberland, West Virginia, on the following date: February 19, 2025, at 9:00 a.m.
All that certain lot or piece of land situate in the District of Weirton (formerly Butler District), County of Hancock, and State of West Virginia, known and designated as Lot Number Seven (7) in a plan of lots entitled “Ridgely’s Third Addition to Weirton” which plan is of record in the Office of the Clerk of the County Court of Hancock County, West Virginia, in Plat Book 2, at Page 3.
Being the same property conveyed to James M. Lemal, Jr. and Renee L. Lemal, husband and wife, be deed dated August 23, 1988 from Robert E. Mankowski and Dolores A. Mankowski, husband and wife, as recorded in the Office of the Clerk of the County Court of Hancock County, West Virginia, in Deed Book 209, page 402.
TERMS OF SALE: Cash in hand on the day of sale, or upon such terms and conditions as James M. Lemal and Renee L. Lemal shall deem best and shall direct.
In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Said sale may be adjourned from time to time without other notice than oral proclamation at the time and place appointed for holding from which the adjournment is made.
