Deuley did convey unto David G. Palmer, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Vienna District, Wood County, West Virginia, and more particularly described as follows:

BEING in Williams Heights Addition, BEGINNING at a point in the easterly line of Wood Street 95 feet southerly from the intersection of the southerly line of Williams Avenue and said Wood Street; thence easterly and parallel with Williams Avenue 100 feet to the line of Lots Nos. 5 and 6 of said Addition; thence at right angles and southerly with the common line of Lots Nos. 5 and 6, 45 feet to a 15-foot alley; thence westerly with the northerly line of said alley 100 feet to Wood Street; thence northerly with the easterly line of Wood Street 45 feet to the place of beginning, and being 45 feet off the back part of Lots Nos. 4 and 5 of said Addition, a plat of which is of record in Plat book No. 2, pages 92-93, in the Office of the Clerk of the County Commission of Wood County, West Virginia.
This conveyance is made subject to all easements, rights of way, restrictions, reservations and protective covenants, including but not limited to all oil, gas and mineral exceptions, reservations and leases, appearing in the chain of title.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2708 8th Avenue, Vienna, WV 26105.
AND BEING the same real estate which was conveyed to Nathaniel R. Deuley, by Deed dated December 18, 2019, from Deborah A. Tennant, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1302, at Page 132.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
