TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated November 25, 2003, and duly recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed of Trust Book 1008, at Page 150, Carrie A. Trimmer f/k/a Patton did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Harrison County Courthouse, in Clarksburg, West Virginia, on December 9, 2025, at 3:18 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Union-Outside District, Harrison County, West Virginia, and more particularly described as follows: All that certain lot or parcel of land, together with all buildings and improvements thereon and appurtenances thereunto belonging, situate in Yahweh Acres in Union District, Harrison County, West Virginia, and more particularly bounded and described as follows: BEGINNING at an iron pin found in the northern right of way line of County Route 25/3 and being the southeastern corner of Lot 2; thence running the eastern line of Lot 2 and crossing the southern line of Lot 9, N. 66 23′ 00″ W. 300.35 feet to an iron pipe found, being the northeastern corner of said Lot 9 and being in the southern line of Lot 11; thence with the line of said lot, N. 11 22′ 34″ E. 93.18 feet to an iron pin found being the northwestern corner of Lot 4; thence S. 70 35′ 01″ E. 301.28 feet to an iron pin found in the western line of said County Route; thence S. 13 46′ 40″ W. 114.90 feet to the point of beginning, being all of Lot 3 and containing 0.710 acres, more or less, as shown on the plat entitled “Plat Showing Property Conveyed from Robert W. & Deanna L. Scheuvront to Kirby R. Miller, Sr.”, which plat is of record in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book No. 1298, at page 1028. Being the same tract or parcel of land that was conveyed unto Carrie A. Patton, from Richard E. Arbogast, by deed dated November 18, 2003, to be recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, contemporaneously herewith. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of Rt. 5 Box 686 F Yahweh Acres, Clarksburg, WV 26301. AND BEING the same real estate which was conveyed to Carrie A. Patton n/k/a Trimmer, by deed dated November 18, 2003, from Richard E. Arbogast, and recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book, 1358, at Page 547 and re-recorded by deed dated November 18, 2003, from Richard E. Arbogast, in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book 1359, at Page 709. The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
