TRUSTEE’S SALE OF
VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated September 12, 2019, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Document No. 88183169, in Book No. 2084, at Page 330, Robert C Armstrong and Sharon Lynn Armstrong did convey unto Douglas McElwee, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by Rocket Mortgage, LLC f/k/a Quicken Loans, LLC f/k/a Quicken Loans Inc. to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse in Parkersburg, West Virginia, on

the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 03 – Lubeck District, Wood County, West Virginia, and more particularly described as follows:

Land situated in the District of Lubeck in the County of Wood in the State of WV
All that certain lot, tract or parcel of land lying and being in the District of Lubeck, County of Wood and State of West Virginia, more particularly described as follows:
Beginning at an iron pipe, being the southeasterly corner of the Paul H. Taylor property, recorded in Deed Book 649, at page 466, shown as Tract “C-5” on Lubeck District Tax Map Page 330, also being 29 feet southwesterly from the Charles Manck property northeasterly corner, recorded in Will Book 17, page 299, shown as Tract “E” on Lubeck District Tax Map Page 330; thence South 25 degrees 30 minutes West 161 feet with the Clyde Neal Armstrong line and the said Manck line to an iron pipe; thence, North 76 degrees 30 minutes West 214 feet to an iron pipe, being the Southeasterly corner of a 20 foot right-of-way; thence, North 26 degrees 44 minutes East 180.6 feet to an iron pipe, being a corner to Elva L. Eaton property, recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 427, at page 8; thence, South 71 degrees 30 minutes East 207 feet to the point of beginning, containing 0.767 acre as shown on a plat dated March 19, 1980 as prepared by Paul M. Cochran, W. Va. L.L.S. No. 48, which said plat is recorded in Deed Book 737 at page 260, made a part hereof and recorded herewith.
There is also conveyed hereby a 20 foot right-of-way beginning at the southwesterly corner of the said tract; thence, North 26 degrees 44 minutes East 10.6 feet to the centerline of said right-of-way; thence, North 82 degrees 45 minutes West 187 feet with the said centerline to a point; thence, North 48 degrees 41 minutes West 30 feet to the public road, containing 0.10 acres as shown on the aforesaid attached plat. Commonly known as: 627 Lubeck Rd, Washington, WV 26181-8750
At the time of the execution of the Deed of Trust, this property was reported to have an address of: 627 Lubeck Rd, Washington, WV 26181.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: $9000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
