NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated November 8, 2021, executed by Borrower(s), William E. Smith, Jr and Samantha Smith, to Chris Eller, the Trustee of record in the office of the Clerk of the County Commission of Jackson County, West Virginia, in Book 721, at Page 59. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 145 Cedar Valley Rd, Ripley, WV 25271. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated June 26, 2025, of record in the Clerk’s Office in Book 761, Page 763. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. A plat of the herein described real estate is of record in the aforesaid Clerk`s office in Deed Book 263 at Page 221. Thereafter, by deed dated September 22, 2021, and recorded in the aforesaid Clerk`s Office, in Deed Book 539, at Page 505, Melissa A. Hagquist conveyed all of her undivided right, title interest in and to the above described real estate unto Dewey A. Lynch. Thereafter, by deed dated September 22, 202l, and recorded in the aforesaid Clerk`s Office, in Deed Book 539, at Page 507, Dewey A, Lynch conveyed the above described real estate unto William E. Smith, Jr. and Samantha Smith, husband and wife. This conveyance is made subject to all oil, gas and other mineral reservations as made by predecessors in the chain of title and to all valid and existing rights of way and easements and any and all restrictive and protective covenants appearing of record. Property also includes 2002 mobile home with serial number INFL155AB083500813.
