The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated May 13, 2021, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 2184, at Page 701, Jason Bryan Reed did convey unto Richard L. Dorsey, II, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Slate District, Wood County, West Virginia, and more particularly described as follows:
All that certain lot, parcel, or tracts of land, together with the improvements thereon and the appurtenances thereunto belonging, situate, lying, and being in the District of Slate, Wood County, West Virginia, more particularly described as follows all of Lot No. Thirty-seven (37) of Mount Pleasant Estates, as shown on a plat of said Addition, which said plat is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No. 16, at pages 6 and 7, to which plat reference is hereby made and had for a more particular description of said lot.
Being the same property as conveyed unto Patricia Ann West, by Travis Dye and Rebecca Dye, by Deed dated September 12, 2008, and of record in the Office of the Clerk of the County Commission of Wood County, West Virginia in Deed Book 1132, at page 845.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 278 Lincoln Drive, Mineral Wells, WV 26150.
AND BEING the same real estate which was conveyed to Jason Bryan Reed, by Deed dated May 13, 2021, from Patricia Ann McCarty previously known as Patricia Ann West, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1325, at Page 86. The same real estate was conveyed from Jason Bryan Reed and Christine Elizabeth Ragan, by Deed dated May 13, 2021, from Jason Bryan Reed, and recorded in Deed Book 1325, at Page 89.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
