TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated December 14, 2023, and duly recorded in the Office of the Clerk of the County Commission of Mineral County, West Virginia, in Document No. 202936, in Book No. 651, at Page 892, Mason Ackerson did convey unto Pamela Barker, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by PennyMac Loan Services, LLC to foreclose thereunder, will offer for sale at public auction at the front door of the Mineral County Courthouse in Keyser, West Virginia, on February 19, 2026 at 10:00 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 11 – Carpendale District, Mineral County, West Virginia, and more particularly described as follows: FIRST: All that certain lot or parcel of real estate, together with improvements thereon, all rights, rights of way, easements, waters, minerals, oil and gas, and appurtenances thereunto belonging, situate, lying and being in Frankfort District, Mineral County, West Virginia, and more particularly described by metes and bounds as follows, to-wit: All of the following descried four lots or parcels of ground know and numbered as Lots Numbers 153, 154, 155 and 156 of Carpenter’s Second Addition to Ridgeley, West Virginia, as laid out on the plat of said Addition as recorded in Deed Book No. 44, at page 504 (incorrectly stated in former deed as page 505), in the office of the Clerk of the County Court of Mineral County, West Virginia, said lots being situate in Frankfort District, Mineral County, West Virginia, and are more particularly described as follows: LOT NUMBER 153: BEGINNING for the same at a stake at the South intersection of Virginia Street and Carpenter’s Boulevard, said stake stands South 27 degrees 40 minutes West 40.1 feet from the end of the first lien of Lot Number 152 of Carpenter’s Second Addition to Ridgeley, West Virginia, and continuing thence with Virginia Street South 27 degrees 40 minutes West 25 feet; thence South 65 degrees 45 minutes East 121 feet to the end of the second line of Lot Number 114 of said Addition; thence with the third line of said Lot North 27 degrees 40 minutes East 25 feet to the southwest side of Carpenter Boulevard; thence with Carpenter Boulevard North 65 degrees 45 minutes West 121 feet to the Beginning. LOT NUMBER 154: BEGINNING for the same at a stake on the southeast side of Virginia Street, it being the end of the first line of Lot Number 153 of Carpenter’s Second Addition to Ridgeley, West Virginia, and continuing thence with Virginia Street South 27 degrees 40 minutes West 25 feet to a stake; thence South 65 degrees 45 minutes East 121 feet to the end of the second line of Lot Number 115 of said Addition; thence with the third line of said Lot North 27 degrees 40 minutes East 25 feet to the end of the second line of Lot Number 153; thence reversing said second line North 65 degrees 45 minutes West 121 feet to the Beginning. LOT NUMBER 155: BEGINNING for the same at a stake on he southeast side of Virginia Street, it being the end of the first line of Lot Number 154 of Carpenter’s Second Addition to Ridgeley, West Virginia, and continuing thence with Virginia Street South 27 degrees 40 minutes West 25 feet to a stake; thence South 65 degrees 45 minutes East 121 feet to the end of the second line of Lot Number 116 of said Addition; thence with the third line of said Lot Number 27 degrees 40 minutes East 25 feet to the end of the second line of Lot Number 154; thence reversing said second line North 65 degrees 45 minutes West 121 feet to the Beginning. LOT NUMBER 156: BEGINNING for the same at a stake on the southeast side of Virginia Street, it being the end of the first line of Lot Number 155 of Carpenter’s Second Addition to Ridgeley, West Virginia, and continuing thence with Virginia Street South 27 degrees 40 minutes West 25 feet to a stake; thence South 65 degrees 45 minutes East 121 feet to the end of the second line of Lot Number 116 of said Addition; thence with the third line of said Lot Number 27 degrees 40 minutes East 25 feet to the end of the second line of Lot Number 154; thence reversing said second line North 65 degrees 45 minutes West 121 feet to the Beginning. SECOND: The following described tract or parcel of land lying and situate in Frankfort District of Mineral County, West Virginia and located in Carpenter’s Seventh Addition, Amended, to the Town of Ridgeley, a Plat of which Addition is recorded in the office of the Clerk of the County Court of Mineral County, West Virginia, in Map Book No. 3, at page 27, to-wit: Lot Number 1 in said Addition, bounded and described as follows: BEGINNING at a stake in the East boundary line of Virginia Street, corner of Lot Number 156, in Carpenter’s Second Addition, and running with the East boundary line of Virginia Street, South 27 deg. 40′ West 93.2 feet to Lot Number 2 in Carpenter’s Seventh Addition, Amended; thence with Lot Number 2, South 62 deg. 20′ East 121 feet to the corner of Lots Number 2, 12 and 13; thence, with Lot Number 13 North 27 deg. 40′ East 100.4 feet to a stake, corner of Lots Number 117 and 156, Carpenter’s Second Addition; thence, with Lot Number 156, North 65 deg. 45′ West 121.2 feet to the Beginning. At the time of the execution of the Deed of Trust, this property was reported to have an address of: 1403 Miller Rd, Ridgeley, WV 26753. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property. TERMS: $9000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale. FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer. Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
