TRUSTEE’S SALE OF VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated February 14, 2022, and duly recorded in the Office of the Clerk of the County Commission of Berkeley County, West Virginia, in Deed of Trust Book 3861, at Page 626, Theresa Brennan did convey unto Sansalone & Sansalone, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at 400 West Stephen Street, in Martinsburg, West Virginia, on

June 8, 2026, at 10:18 AM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Gerrardstown District, Berkeley County, West Virginia, and more particularly described as follows:

All the following described real estate, with the improvements and appurtenances thereunto belonging, situate in the Gerrardstown District, Berkeley County, West Virginia, being more particularly described as follows, to-wit:

Beginning at a larger corner post corner to Carl Bender and the southerly boundary of West Virginia State Route No. 45; thence with the southerly boundary of said State Route No. 45 N. 75 degrees E. 196 feet; thence S. 75 degrees E. 138 feet; thence S. 64 degrees W. 150 feet to a point corner to Carl Bender; thence with the Carl Bender property N. 46 degrees W. 200 feet to the point of beginning, containing 30,525 square feet.

AND BEING the same parcel of real estate conveyed to Theresa Brennan by deed dated the 14th day of February 2022, from John P. Wood and Kathy J. Wood, his wife, and recorded in the Office of the Clerk of the County Commission of Berkeley County, West Virginia, immediately preceding this instrument.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 8144 Apple Harvest Drive, Gerrardstown, WV 25420.

AND BEING the same real estate which was conveyed to Theresa Brennan, by Deed dated February 14, 2022, from John P. Wood and Kathy J. Wood, and recorded in the Office of the Clerk of the County Commission of Berkeley County, West Virginia, in Deed Book 1380 at Page 304.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
