TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated February 9, 2024, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 2317, at Page 33, Angela S. Simmons did convey unto L. Richard Dorsey, II Attorney at Law, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on
August 12, 2026 , at 4:30 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Tygart District, Wood County, West Virginia, and more particularly described as follows:
All those certain lots, tracts or parcels of land together with the improvements thereon and the appurtenances thereunto belonging, situate in the City of Parkersburg, Tygart District, Wood County, West Virginia and being all of Lots 37 and 38 of Southmoor Heights Addition, as shown on the plat of said Addition of record in the Office of the Clerk of the County Commission of Wood County, West Virginia in Plat Book 15, at page 30, to which plat reference is here made and had for a more particualr description of said lots by metes and bounds.

Lot 37: Being the same property conveyed unto Glenn D. Holt and Helen M. Holt, by Ralph L. Matheny and Emily J. Matheny, by Deed dated July 16, 1986, of record in the Office of the Clerk of the County Commission of Wood County, West Virginia in Deed Book 837, at page 370. Lot 38: Being the same property conveyed unto Glenn D. Holt and Helen M. Holt, by Raymond E. Maxwell, Jr. and Betty J. Maxwell, by Deed dated September 3,1980, of record in the aforesaid Clerk’s Office in Deed Book 743, at page 194.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 38 Southmoor Heights, Parkersburg, WV 26101.

AND BEING the same real estate which was conveyed to Angela S. Simmons, by Deed dated February 9, 2024, from Johanna Lee Holt, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1370 at Page 232.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale. Pill & Pill, PLLC, Substitute Trustee
