NOTICE OF PROPOSED CONVEYANCE
OF UNITED METHODIST CHURCH PROPERTY
(TYRAND COOPERATIVE MINISTRIES)

Notice is hereby given that the Board of Trustees of the West Virginia Annual Conference of the United Methodist Church will, on or after March 20, 2020 QUITCLAIM, GRANT AND CONVEY to Tyrand Cooperative Ministries, Inc., all of their right, title, and interest, in and to those certain tracts or parcels of land situate in Huntsville District, Randolph County, West Virginia, and more particularly bounded and described as follows, to-wit:

TRACT ONE:
A Tract or parcel of land containing 5.72 acres, more or less, situate in Huttonsville District, Randolph County, West Virginia on the East side of Tygarts Valley River on the waters of Dry Run, and more particularly bounded and described as follows:

Beginning at a 28″ Diameter Black Walnut tree standing on the South side of a 15′ road conveyed for the use of this tract by Roma May Pingley to G. C. Stalnaker by deed dated August 29, 1963, and recorded in Deed Book 230, at page 63. This roadway approximately parallels Dry Run on its South side and extends from W.Va Sec 39 near its Dry Run Crossing to the property herein described. Thence from the Walnut tree and crossing the 15′ road; N. 4 degrees 47′ E. 2.18 Poles to a point in the south edge of Dry Run. Thence up with Dry Run S 89 degrees 09′ E. 19.68 Poles to a 1″ X 48″ iron pipe in a rock bar at the south edge of Dry Run, near a fence crossing. From this iron pipe a 10″ Sycamore marked as a witness bears S. 21 E. 2.64 p. and 5″ Locust also marked as a witness bears S. 31 W. 3.68 poles. Thence South 49.56 Poles to a 1″ X 24″ iron pipe with plastic insert in a fence on top of the hill a 28″ diameter Yard Maple marked as a witness stands S. 58 E. 4 Poles distant from this pipe. Thence with the fence N. 59″ 33′ W. 26.32 poles to a 24″ Elm standing in Don Carr’s fence at the foot of the hill. Thence with Don Carr line N. 4 degrees 47′ E. 33.84 Poles to the beginning and being the same tract shown on that certain map entitled “SURVEY FOR TRUSTEES OF W.V. ANNUAL CONFERENCE METHODIST CHURCH HUTTONSVILLE DISTRICT, RANDOLPH CO. WV 5.72 ACRES Out of 298.6 Acre Tract described in Deed George Cameron Stalnaker and wife to Trustees of Methodist Conference March 15, 1965, Deed Book 236, Page 401, Surveyed March 3-6, 1973 “made by Owen A. Clickard, LLS #400, a copy of which map is recorded in the Randolph County Clerk’s Office in Deed Book 284 at page 10 and by reference made a part hereof.

And being part of the property conveyed to Joseph Casey et als, Trustees of the West Virginia Annual Conference of the Methodist Church from George Cameron Stalnaker and Icie Ellen Stalnaker, his wife, by Deed dated March 15, 1965 and recorded in the Office of the Clerk the County Commission of Randolph County, West Virginia in Deed Book 236, at page 399.

TRACT TWO:
That tract or parcel of real estate situated in Huttonsville District, Randolph County, West Virginia, lying southeast of WV Secondary Route 39 and on the waters of Dry Run, being more particularly bounded and described as follows:

Beginning at a point in the center of Dry Run, from said point a rebar with cap found bears N 06 degrees 35′ 11″ W 624.79′ leaving said Dry Run and traveling with a line or portion of a line common to United Methodist Church, DB 284/3, passing a walnut tree found at 60.01 ft,. to a rebar with cap set at 591.92 ft. from corner, crossing an asphalt access road, to a point in the center of Dry Run, to the beginning. Containing 0.34 acres, more or less, as surveyed by Kenneth Kelly, Professional Surveyor No. 973, of Dailey, WV, in March 1999 and shown on a plat attached to and recorded with Deed dated November 9, 1999 referred to herein below.

There is further granted and conveyed a 30 foot right-of-way across the residue of the Grantor’s tract for ingress and egress from WV Secondary Route 39 to the property herein conveyed for the exclusive use of the Grantees as shown on the aforesaid plat, and there is further granted and conveyed rights-of-way for the utility lines shown on said plat.

And being the same property conveyed to Tyrand Cooperative Ministries, Inc. and D. Keith Clarke et als, Trustees of the West Virginia Annual Conference of the United Methodist Church by Deed dated November 9, 1999 and recorded in the office of the Clerk of the County Commission of Randolph County, West Virginia in Deed Book 469, at page 849 reference to which is hereby made.

The aforesaid property should have been titled in the name of Tyrand Cooperative Ministries, Inc., and the Board of Trustees of the West Virginia Annual Conference of the United Methodist Church resolved at a regularly scheduled meeting on October 22, 2019 to convey all of its rights, titles and interests to Tyrand Cooperative Ministries, Inc.
