TRUSTEE’S SALE OF VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated December 27, 2013, and duly recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed of Trust Book 518, at Page 586 and rerecorded in Deed of Trust Book 520, at Page 662, Michael F. McLeese did convey unto Thomas R. Ross, II, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Randolph County Courthouse, in Elkins, West Virginia, on

April 15, 2021, at 4:32 PM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Elkins Corporation District, Randolph County, West Virginia, and more particularly described as follows:

All that certain parcel of real estate situate in the City of Elkins, Elkins Corporation District, Randolph County, West Virginia, containing, and being described as follows:

“Beginning at an iron pipe in the Stickley road, a corner of the G.K. Manley and D.F. Goddin land, and running thence with a line of the Manley Lot S. 33* 45′ W. 136 feet to Diamond Street; thence with said street N. 40* 30′ W. 128.7 feet to an iron pipe, a corner of the W. L. Stalnaker lot; thence with said Stalnaker lot, N. 39* 15′ E. 85 feet to the Stickley road; thence along said Stickley road in a easterly direction to the place of beginning, containing 45.69 square rods, more or less.”

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 239 Diamond Street, Elkins, WV 26241.

AND BEING the same real estate which was conveyed to Michael F. McLeese by Deed dated December 27, 2013, from Andrew S. Thomas and Kayla E. Thomas, and recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 563, at Page 319.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
