A. Applied Industrial Technology, 243 Three Springs Drive, is requesting a variance from the City of Weirton Unified Development Ordinance (UDO) Article 18, Table 8 which requires that the aggregate area for all signs is be limited to one (1) square foot per one (1) lineal foot of store frontage in a C1 district for a multi-occupant building. The proposed wall sign to be placed is 60 square feet. The maximum allowable aggregate area for the store frontage is 32 square feet. (Tax Map W3, Parcel 0021, zoned PDD Planned Development District).
B. Jonathan Burrell, 154 Beacon Drive, is requesting a variance from the City of Weirton Unified Development Ordinance (UDO) Article 15, Section 15.8.2 which requires a 5 ft setback from the side lot line at the right of way. The proposed setback will be 3 inches. (Tax Map W3G, Parcel 0034, zoned R-1 Single Family Residential).
C. Jonathan Burrell, 154 Beacon Drive, is requesting a variance from the City of Weirton Unified Development Ordinance (UDO) Article 15, Section 15.8.2 Single-family residential development shall be limited to one (1) driveway for each lot; two-family residential development may be permitted to have two (2) driveways where the lot has a front lot line at least ninety (90) feet in width; and multi-family residential development with more than forty (40) dwelling units shall be required to have (2) driveways for dual access. The proposed second driveway will be 24 ft wide 58 feet long to a new shed. (Tax Map W3G, Parcel 0034, zoned R-1 Single Family Residential).
D. Francis August, 3914 Brightway, requests a variance to permit a six (6) feet high fence in a front yard of a corner lot. The City of Weirton Unified Development Ordinance (UDO) Section 12.3.8 C (1) permits a fence to be a maximum height of four (4) feet in a front yard. On a corner lot, each street frontage shall be considered a front lot. (Tax MapW42P, Parcel 0042, zoned R-1 Single Family Residential).
E. Christina and Robert Rosnick, School Street, is requesting a Conditional Use for a Preschool. School uses in residential zoning districts require Board approval. (Tax Map W43B, Parcel 366, zoned R-1 Single Family Residential).
F. Alex Hoffman, 475 Colliers Way, is requesting a variance to permit a 12 Sq. Ft. Post and Panel Sign. The City of Weirton Unified Development Ordinance (UDO) Article 18, Table 7 does not permit a Post and Panel sign in a PUD district. (Tax Map 00W4, Parcel 0106, zoned PUD Planned Unit Development)
G. Weirton Christian Center, 117 Ivy Street, requests a variance to permit an accessory structure on a separate lot from the principal structure. The City of Weirton Unified Development Ordinance (UDO) definitions states accessory structure is a subordinate structure detached from but located on the same lot as a principal building. The use of an accessory structure must be incidental and accessory to the us use of the principal building. The proposed accessory structure would be a shed. (Tax Map W43M, Parcel 00015, zoned C-2 Regional Commercial/Professional District)
H. Weirton Christian Center, 117 Ivy Street, requests a variance to permit an accessory structure on a separate lot from the principal structure. The City of Weirton Unified Development Ordinance (UDO) definitions states accessory structure is a subordinate structure detached from but located on the same lot as a principal building. The use of an accessory structure must be incidental and accessory to the us use of the principal building. The proposed accessory structure would be a Pavilion. (Tax Map W43M, Parcel 00015, zoned C-2 Regional Commercial/Professional District)
