TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustees, by virtue of the authority vested in them by that certain Deed of Trust dated January 15, 2003, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 1808, at Page 684, Harold D. Shull did convey unto Lew G. Tyree and Samme Gee, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Richard A. Pill and David D. Pill as Substitute Trustees by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustees having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on Friday, September 25, 2015, at 1:42 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the McComas District, Cabell County, West Virginia, and more particularly described as follows: All those certain lots, pieces or parcels of land, together with the improvements thereon and the appurtenances thereunto belonging, situate on the Guyandotte River, near the Village of Martha, in McComas District, Cabell County, West Virginia, being more particularly described as follows: TRACT NO. ONE: All of Lot 2 of Section “A” as shown on that certain plat entitled “Phase 1 Development Williamsburg Colony Martha, Cabell County, West Virginia,” prepared by Bridges Kidd, a copy of which map is of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Map Book 9, at Page 145. TRACT NO. TWO: All of Parcel No. 2 and Parcel No. 3 as shown upon that certain plat entitled “Plat of Survey Williamsburg Colony Subdivision Being Part of Phase 3, Section ‘C’, situate on the waters of the Guyandotte River, McComas District, Cabell County, West Virginia,” dated May, 1978, prepared by Victor H. Fowler, WV LLS No. 326, a copy of which map is of record in the aforesaid Clerk’s Office in Deed Book 789, at Page 77. Reference is also made to the maps of same of record in the aforesaid Clerk’s Office in Deed Book 801, at Pages 151 and 152. Tract No. One is subject to the reservations, restrictions, covenants and conditions contained in the deed to James R. Hyatt and Janet Sue Hyatt, his wife, from Williamsburg Colony, Inc., a corporation, dated July 23, 1973, of record in the aforesaid Clerk’s Office in Deed Book 728, at Page 537. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2 Williamsburg Drive, Barboursville, WV 25504. AND BEING the same real estate which was conveyed to Harold D. Shull, by Deed dated January 15, 2003, from Charles E. Jobe and Kelly R. Jobe, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1103, at Page 105. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
