NOTICE OF TRUSTEE SALE Pursuant to the authority vested by Deed of Trust dated 9th day of August, 2012, Randall G. Price, Grantor, to P. Andrew Vallandingham and Samuel Vallandingham, Trustees, which said Deed of Trust is of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book 2443 beginning at page 605, and the undersigned, Daniel T Yon and Melissa Eakle Leasure, substituted Trustees, by Substitution of Trustees of record in the office of the Clerk of the County Commission of Cabell County in Bonds, Contracts and Leases Book 384 at page 174, having been requested to do so by the Lender, and default having been made under the terms and conditions of said Deed of Trust, and the provisions of said Deed of Trust concerning acceleration having been complied with by the Lender and present holder of the note, said substituted Trustees shall sell at public auction on October 15, 2015 at 11:00 a.m. at the front steps of the courthouse of Cabell County, West Virginia, the following real estate particularly described as follows: All that certain lot, piece or parcel of land situate in the City of Huntington, Cabell County, West Virginia, known and designated on a map of Plat No. 1, Holihurst, a copy of which map was filed in the Cabell County Court Clerk’s Office on 12 April 1915 in Map Book 1, as Map 34, as Lot No. 127, and being more particularly described as follows: BEGINNING at the point of intersection of the south line of Boulevard Avenue with the east line of Edwards Street; thence with the said line of Boulevard Avenue, easterly 40 feet; thence southerly and parallel to the said line of Edwards Street, 120 feet to a point in the north line of a 15 foot alley; thence with said alley line, westerly 40 feet to a point in the east line of Edwards Street; thence with said line, northerly 120 feet to the point of BEGINNING. TERMS OF SALE: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of total bid amount cash in hand on day of sale. Remainder due within 30 days from date of Trustee Sale. Payment for unpaid real estate taxes to be assumed by the purchaser. The purchaser shall be responsible for the payment of the transfer taxes imposed by Article 2 of Chapter 11 of the West Virginia Code.
