NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE and Notice of the Beneficiary/Servicer’s election to sell property, is hereby given pursuant to and by virtue of the authority vested in the Trustee(s) by that certain Deed of Trust dated November 14, 2001, executed by Bonnie J. Hancock, FKA Bonnie J. Forth and Robert Hancock to Mitchell Lee Klein, Trustee, of record in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Book 534, at Page 58. Hereford & Riccardi, PLLC was appointed as Trustee by APPOINTMENT OF SUCCESSOR TRUSTEE dated August 31, 2015, of record in the Clerk’s Office in Book 766, at Page 842. The borrowers defaulted under the Note and Deed of Trust and the Trustee has been instructed to foreclose under the Deed of Trust. Accordingly, the Trustee will sell the following described property to the highest bidder at the front door of the Courthouse of Wayne County, in Wayne, West Virginia, on: FRIDAY, OCTOBER, 9, 2015, AT 9:00 O’CLOCK A.M. All that certain piece, parcel or tract of real estate, together with the improvements thereon and the appurtenances thereunto belonging, situate on Buffalo Creek, Ceredo District, Wayne County, West Virginia, and bounded and described as follows: BEGINNING at 1/2 rebar set at the intersection of the east line of Buffalo Creek Road and the southerly line of a gravel road into the property formerly owned by R.L. Smith; thence N. 78 08 E. 71.33 feet to a point; thence S. 82 51 E. 36.67 feet to a point; thence S. 67 22 E. 134.05 feet to a point; thence S. 34 43 E. 70.23 feet to a point; thence S. 45 41 E. 48.17 feet to a 1/2 rebar set; leaving the gravel road N. 89 40 W. 116.58 feet to a 1/2 rebar set; thence S. 00 28 W. 86.87 feet to a 1/2 rebar set; thence N. 84 04 W. 145.78 feet to a 3/4 rebar set in the easterly line of Buffalo Creek Road; thence along and with the east line of said road N. 11 40 W. 208.30 feet to the point of BEGINNING, containing 0.98 acres, more or less. This is the same property conveyed unto Bonnie J. Hancock and Robert Hancock by deed dated April 14, 2000, of record in the Clerk’s Office in Book 607, at Page 976.
