The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated December 9, 2010, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1631, at Page 532, Rachel R. Kellar did convey unto Robert K. Tebay, III and Susan L. Petrella, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:

 

BEING all of that certain lot, tract or parcel of land lying and being in the City of Parkersburg, County of Wood, State of West Virginia, and more particularly bounded and described as follows:

BEING all of Lot No. 6 of Church View Manor, a plat of which Manor is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No. 11, at page 7.

This conveyance is subject to all easements, rights of way, restrictions, reservations and protective covenants, including but not limited to oil, gas and mineral reservations, exceptions and leases appearing in the chain of title.

 

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 3308 Broad Street, Parkersburg, WV 26104.

 

AND BEING the same real estate which was conveyed to Rachel R. Kellar by Deed dated December 9, 2010, from Christopher D. White, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1161, at Page 350.

 

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
