All that certain lot or parcel of real estate, with the improvements and appurtenances thereunto belonging, situate in the Springfield District of Hampshire County, West Virginia, being more particularly bounded and described as follows:
“BEGINNING at the east side of the River at the West bounds of the State Road No. 28 and running thence up the East edge of the River S., 59 30 W., 13.4 poles to a stake S. 49 30W. 29.6 poles to a marked Sycamore at the edge of the river; thence passing about 76 feet south of the Church S. 39 30E. 8.2 poles to a stone pile at the West side of the State Road; thence along and with the West side of said Road N. 53 30E. 26 poles N. 29 30E, 9 poles, N. 15E, 10 poles to the beginning, containing 2 acres, 28 square rods.
Upon which tract or parcel of land there is situate a building which was formerly a Roman Catholic Church.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2 Route 28 North, Springfield, WV 26763.
AND BEING the same real estate which was conveyed to Lydia M. Byers-Moore, by Deed dated February 18, 2011, from Guy Leland Wesson and Deborah Wesson, and recorded in the Office of the Clerk of the County Commission of Hampshire County, West Virginia, in Deed Book, 499 at Page 233.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
