The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated November 21, 2000, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 918, at Page 489, Michael J. Allman and Kandi S. Hurst did convey unto T. Sam Scipio and David G. Palmer, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:

 

All that certain lot, tract or parcel of real estate, lying and being in the City of Parkersburg, County of Wood, and State of West Virginia, more particularly bounded and described as follows:

 

BEING Lot No. 3 in the Amos Matheny Subdivision of Edgewater, as shown on a plat of said subdivision of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No. 2, at page 69, to which plat and record thereby referenced is hereby made and had for a more definite located and description of the property hereby conveyed; said lot fronting fifty (50) feet on the southwesterly side of Hawthorne Street and extending back between parallel lines in a southwesterly direction one hundred forty (140) feet to a twenty (20) foot alley.

 

This conveyance is made subject to all rights of way, reservations, restrictive and protective covenants, utility easements and oil, gas, and mineral leases of record in the chain of title in the aforesaid Clerkás Office.

 

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1001 Hawthorne Street, Parkersburg, WV 26101.

 

AND BEING the same real estate which was conveyed to Michael J. Allman and Kandi S. Hurst by Deed dated November 17, 2000, from Harold J Drennen, Sr. and Anna J. Drennen and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia in Deed Book 1020, at Page 137.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
